Position Description
Position Title: Site Manager
Position Function: Responsible for the operations of properties and duties as assigned by your supervisor.
Employment Status: Full-Time
Position Summary: Provides direct support for all aspects of property management and operations on
assigned properties. The Site Manager will ensure that all tenant and owner needs are properly addressed. This is a non-exempt position.
Job Duties:
Handle telephone inquiries and respond in a reasonable amount of time.
Show prospective residents apartments for rent and execute move in.
Generate appropriate notices based on past due balances.
Work in partnership with corporate office on marketing campaigns.
Perform inspections of common space and resident units are required.
Ensure fluid communication with residents.
Knowledge, Skills, Abilities, and Education Requirements:
General understanding and preferred experience with basic bookkeeping, customer service, leasing/sales skills, current technology, and dealing with difficult people and situations.
Ability to coordinate several projects at one time, build rapport with residents and vendors, andmulti-task in general is a must.
Ability to accept supervision and communicate clearly when work needs are beyond skill set orcapacity.
High School Diploma or GED required or 4 years of equivalent experience.
Hours: Monday-Friday 8:00am-4:00pm

- Oversee the day-to-day operations of the site, ensuring smooth functioning and efficient management.
- Manage and supervise a team of staff members, providing guidance, training, and support as needed.
- Maintain a high level of customer service by promptly addressing resident concerns and resolving issues.
- Conduct regular property inspections to ensure cleanliness, safety, and adherence to company standards.
- Coordinate with maintenance personnel to schedule repairs and ensure timely completion.
- Implement marketing strategies to attract new tenants and maximize occupancy rates.
- Conduct property tours for potential residents, showcasing the features and amenities of the site.
- Handle lease agreements, including lease renewals, move-ins, and move-outs.
- Utilize property management software (such as OneSite) for data entry, record keeping, and reporting purposes.
- Ensure compliance with all applicable laws, regulations, and fair housing guidelines.
- Manage financial aspects of the site, including budgeting, rent collection, and expense control.
- Develop and maintain positive relationships with vendors, contractors, and service providers.
Requirements:
- Proven experience in facilities management or property management.
- Strong knowledge of leasing procedures and practices.
- Familiarity with relevant laws and regulations pertaining to property management (e.g., fair housing regulations).
- Excellent communication skills, both written and verbal.
- Ability to negotiate contracts and resolve conflicts effectively.
- Proficient in data entry and file management.
- Detail-oriented with strong organizational skills.
- Ability to multitask and prioritize responsibilities in a fast-paced environment.
