Property Manager
Location: Highlandtown, Baltimore
Starting Salary: $59,990
WPM is seeking a dynamic, customer-focused, and results-driven Property Manager to lead our team at a premier Class A residential community in Highlandtown. This role is ideal for a motivated and experienced professional who thrives in a leadership position, ensuring operational excellence and an exceptional living experience for residents.
Key Responsibilities:
Leasing & Occupancy Management:
Oversee leasing operations, ensuring compliance with Fair Housing laws.
Review lease applications and approve rental decisions.
Implement renewal and retention strategies to maintain high occupancy rates.
Initiate eviction proceedings when necessary, in coordination with Property Accountants.
Financial & Budget Oversight:
Develop and manage annual budgets, tracking variances and controlling expenses.
Approve expenditures, process invoices promptly, and oversee payroll records.
Property Operations & Maintenance:
Conduct regular property inspections, addressing deficiencies within budget constraints.
Work closely with maintenance staff to ensure timely unit turns and efficient service request resolution.
Marketing & Community Engagement:
Promote the property to optimize curb appeal and occupancy rates.
Monitor market trends and competitive properties to enhance leasing strategies.
Maintain strong relationships with residents through effective communication and problem resolution.
Team Leadership & Compliance:
Hire, train, and manage a team of leasing and maintenance professionals.
Provide ongoing coaching, performance feedback, and professional development.
Ensure adherence to company policies and procedures.
Reporting & Administrative Duties:
Prepare reports on community operations and financial performance for investors/owners.
Ensure accurate documentation and compliance with regulatory standards.
Schedule staff to ensure proper coverage, including emergencies.
Qualifications:
Minimum 5 years of property management experience (lease-up experience preferred).
Strong leadership and team management skills.
Knowledge of property budgeting and financial reporting.
Excellent customer service and problem-solving abilities.
Proficiency in property management software and Microsoft Office.
