Job Title: Porter (Real Estate & Garbage Collection)
Job Summary: The porter is responsible for maintaining the cleanliness and order of properties, including the removal of garbage and waste, ensuring common areas are neat, and providing general upkeep to the premises. This role requires both physical labor and attention to detail to ensure that residential or commercial properties are clean and presentable for tenants, visitors, and prospective buyers or renters.
Key Responsibilities:

• Collect and remove garbage from common areas, hallways, parking lots, and other designated spaces.
• Ensure garbage bins and dumpsters are clean, properly maintained, and not overflowing.
• Sweep, mop, and vacuum common areas such as lobbies, hallways, stairwells, and entrances.
• Clean and sanitize trash rooms or disposal areas, ensuring they are orderly and safe.
• Assist with landscaping maintenance as needed, including outdoor areas and walkways.
• Set up or maintain cleanliness for open houses, property showings, or inspections.
• Report any damages, maintenance issues, or safety hazards to the property management team.
• Ensure proper disposal of recyclable materials and other waste according to local regulations.
• Assist with seasonal tasks such as snow removal or leaf collection when applicable.
• Maintain accurate records of garbage collection schedules, and notify management of any issues.
• Interact with residents, tenants, or visitors in a friendly and professional manner to address concerns regarding cleanliness or waste removal.

Qualifications:

• Previous experience in janitorial, custodial, or property maintenance roles is preferred.
• Physical ability to lift heavy bags of trash and handle waste materials safely.
• Basic knowledge of cleaning materials, tools, and proper waste disposal methods.
• Ability to perform tasks independently and as part of a team.
• Strong attention to detail and commitment to maintaining clean, well-kept facilities.
• Good communication skills to interact with tenants or property managers.

Skills & Competencies:

• Ability to work efficiently without direct supervision.
• Physical stamina for performing repetitive tasks such as garbage collection and cleaning.
• Basic knowledge of safety standards related to waste disposal and general property maintenance.
• Good time management skills to maintain schedules and perform cleaning duties promptly.

Work Environment:

• Works in residential or commercial real estate properties, including apartment complexes, office buildings, or other facilities.
• May be required to work evenings, weekends, or holidays based on property needs.!
