What are the responsibilities and job description for the Staff Attorney position at Tunnel to Towers Foundation?
The mission of the Tunnel to Towers Foundation is to honor the sacrifice of firefighter Stephen Siller who laid down his life to save others on September 11, 2001. We also honor our military and first responders who continue to make the supreme sacrifice of life and limb for our country.
Duties and responsibilities
- Responsible for assisting Foundation’s in-house team with the drafting of contracts and agreements related to mortgage payoffs for program recipients; directing outside counsel throughout onboarding process of program recipients and transfer of residential properties into irrevocable Trusts; performing daily legal and administrative operations to support a rapidly-growing non-profit.
- Drafting and reviewing contracts for mortgage payoffs, vendor & service agreements, and miscellaneous contracts pertaining to Foundation’s premier programs
- Directing outside counsel, title officers, escrow agents, and real estate agents throughout residential transfers of property into irrevocable Trusts, ensuring same is completed in a timely fashion
- Assisting in management of Foundation’s commercial properties and commercial tenancies; assisting land acquisition and construction departments in legal issues, review of real estate purchase and sale documents, and insurance matters
- Facilitating onboarding process of program recipients and facilitating effective communication between liaison, legal, and financial departments
- Communicating regularly with financial institutions to ensure seamless applications of recipients’ payments; communicating regularly with program recipients to foster positive channels of communication throughout the length of payment assumptions
- Assisting legal team with daily functions of legal department, including drafting and reviewing contracts, researching statutes, laws, and financial benefits for program recipients and Foundation, facilitating payments and general administrative tasks
- Maintaining Foundation’s commercial insurance obligations
- Excellent contract drafting and review skills
- Prior experience in real estate and/or estate planning preferred, but not required
- Excellent time management skills

Qualifications
- JD required
- New York State Bar Admission or ability to waive in as In-House Counsel designation
- 1-3 years of experience at a law firm or other in-house position
- Excellent drafting and review skills; comprehensive command of contractual and legal language; prior experience drafting and reviewing commercial contracts
- Prior experience handling real estate transactions a plus
- Prior estate planning experience a plus
- Ability to prioritize legal tasks keeping in mind deadlines
- Good demeanor and ability to remain level-headed and calm when communicating with recipients
- Proficient in Microsoft Office
Working conditions
Special Working conditions may include: a change in days worked, shift hours, and/or working conditions (outdoors or other locations) when participating and assisting in special events such as: NYC Tunnel to Towers Run, golf outings, and other fundraising events, as required.
