What are the responsibilities and job description for the Housing Program Coordinator position at TUOLUMNE ME-WUK HOUSING AUTHORITY?
Position Summary: Under the supervision of the Housing Authority Executive Director, will assist with establishment and carrying out of responsibilities required by the various funding agencies such as Tribal Programs, NAHASDA, BIA, and private financing sources; preparing housing applications and work plans, preparation and implementation of the various program components.
Duties and Responsibilities:
- Manages the acceptance, review, and processing of applications; establishes eligibility for the various funding sources; assists applicants in securing required information.
- Manages rent, payment collection, deposits and closing of account receivables. Assists the in establish and administering tenant relations programs.
- Receives and prepares maintenance work order request.
- Schedules appointments with homeowners for repair work, annual inspections and other necessary appointments.
- Assists Tribal Housing Maintenance Manager in establishing preventative maintenance schedules, on site inspections and assists in maintaining the daily job log.
- Reviews job work orders for tool and supply needs, and procures said tools and supplies as needed before work is started.
- Assists Tribal Housing Maintenance Manager in coordinating service delivery with other departments and outside contractors.
- Manages and implements the home insurance program.
- Coordinates and conducts group meetings, informing Housing Commissioners and participants of program purpose and also plans outreach activities
- Assist in maintaining applicable files for individual house information including original funding, repairs, needs surveys, as-builts, and Housing Commissioners and Community Council actions.
- Interpret and ensure compliance with all Tribal policies and procedures, standards of quality and safety.
- Maintains and monitors monthly and yearly service schedules and inspections.
- Prepares monthly reports on housing services and maintenance calls.
- Create and maintain housing addresses, assignments, phone numbers and other data.
- Receive and respond to sensitive inquiries, concerns and complaints regarding department programs and activities; maintain security and confidentiality of specified records and information
- Attend meetings, trainings and conferences
- Other related duties as assigned.
- High School diploma or GED
- Knowledge of housing and tenant issues, home inspections, leases and rental agreements
- Working knowledge of federal and state housing programs and ability to interpret and understand federal and state housing rules and regulations
- Knowledge of home loan practices
- Preference given to applicants with knowledge of Indian land issues
- Knowledge of modern office practices and technology, including the use of computers for data and word processing
- Ability to communicate clearly and concisely, both orally and in writing
- Ability to work with a variety of people and programs
Physical Requirements:
This position is deemed a level 3 and requires walking, standing, and sitting for prolonged periods of time; climbing stairs, ladders, scaffolding, ramps, etc.; stooping, kneeling, crouching, balancing, and reaching; pushing, pulling and lifting up to 50 pounds; raising objects overhead; manual dexterity for operation of computer and phones; hearing, talking, and good verbal and written communication skills; repetitive motions of the wrists, hands, and fingers; subject to outside environmental conditions of heat and cold; walking on uneven ground; operation of medium-weight equipment.

Preference in filling vacancies shall be given first to qualified Tuolumne Me-Wuk Community Council Members and then to enrolled Native Americans of any federally recognized tribe.
