What are the responsibilities and job description for the Pre Construction Manager position at Ultimate Staffing?
POSITION SUMMARY:
We have partnered with a general contracting firm in their search for a Preconstruction Manager to oversee, manage and direct all activities within our suite of preconstruction and estimating services for mixed-use, market rate and affordable multifamily, and adaptive reuse projects. The ideal candidate will have excellent leadership qualities that allow him or her to take control of a bid or preconstruction services agreement and produce results.
PRIMARY RESPONSIBILITIES:
* Analyze drawings, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for a variety of project types.
* Lead bid teams / bid team meetings of multiple people or perform portions of estimates for multi-discipline projects including understanding scopes and performing accurate quantity takeoffs.
* Supervise, mentor, and train other preconstruction managers.
* Solicit subcontractor and/or vendor quotes and evaluate them for scope and completeness.
* Perform risk and contract management responsibilities as required on bids.
* Review total budgets and estimates to ensure accuracy and completeness prior to formal quotation.
* Monitor comparison of budgeted costs to actual costs.
* Research and promote continuous improvement in developing more efficient preconstruction methods.
* Examine construction sites and observe unusual or challenging conditions.
* Perform business development for new projects and new clients.
REQUIREMENTS:
* Minimum of three years experience working in the construction industry required.
* Undergraduate degree in engineering, construction management or related degree.
* Knowledge of Microsoft Excel, Microsoft Word, Building Connected (or other online bid solicitation software) and Procore.
* Strong organizational and time management skills with the ability to multitask.
* Must be detail oriented, technically sound and have excellent communication skills.
* Must be familiar with both conceptual, detailed, and self-perform estimating.
* Knowledge and experience with the DC subcontractor market.
* Engagement or willingness to engage with DC area trade associations is preferred .
