In this role the incumbent will be responsible to oversee the activities of the assigned shop including skilled trades, semiskilled, and unskilled positions engaged in maintenance, repair, rehabilitation, and construction activities at State facilities.

In this role the incumbent will be responsible to oversee the activities of the assigned shop including skilled trades, semiskilled, and unskilled positions engaged in maintenance, repair, rehabilitation, and construction activities at State facilities.
This position will supervise, lead and direct the CSEA team members in the HVAC Department. The HVAC teams engage in inspection, preventative maintenance, troubleshooting, repair and operation of heating, ventilation and air conditioning equipment and other essential equipment that provide heating or cooling to campus buildings.
Typical Duties include:
- Management: Act as a supervisor to each of the Maintenance Supervisor 1 positions located at the campus managed by this position and provide departmental level analysis and adjustment of resources as needed. Provide regular performance evaluations and feedback to ensure teams are meeting expectations.
- HVAC Systems: Provide subject matter expertise to the department to manage the systems maintenance and repair of a full range, in size, type and energy source, of heating, ventilation and air conditioning equipment located at each of the University’s Buildings
- Preventative maintenance: Develop and implement a preventative maintenance program to ensure that all required maintenance tasks are completed on a regular basis and that any issues are addressed promptly. Responsible to ensure proper and timely processing of CMMS documentation.
- Training and development: Provide regular training and development of maintenance team members to ensure that they have the necessary skills and knowledge to operate safely and efficiently
- Safety management: Ensure that staff are properly trained and equipped to work safely, and that safety procedures are followed at all times. Develops and provides a pro-active “culture of safety”.
- Communication and collaboration: Provide effective communication and collaboration between maintenance staff and other departments on the campuses
- Customer Service: Provide exceptional customer service by providing a high level of support, care, and attention to detail and going above and beyond to meet the needs and expectations of our campus customers
To be successful in this role, the incumbent has to be a strong communicator and be able to plan and adjust schedules based on priorities. The candidate will be responsible for fostering pride in maintaining the campus to the highest departmental standards.

Departmental Operating Needs
- The incumbent must have a journey level understanding of how to operate, maintain, troubleshoot, repair, test and calibrate mechanical and electrical equipment providing cooling, heat, hot water, steam, and ventilation
- The incumbent must be experienced with and have a strong understanding of building automation system direct digital controls
- Candidate must also demonstrate effective communication skills and be able to share technical information with a variety of stakeholders
- Candidate must demonstrate professionalism, proficiency in dealing with customers, and positive work attitude
- Must be able to communicate well with the entire campus community and demonstrate a willingness to provide customer service and support when advised of problems and equipment malfunctions
- Since the activities of other employees and University Departments depend upon the availability of the employee in this position, reliable attendance is a factor that will be considered when filling this vacancy. Must be willing and able to respond to after hour calls resulting from equipment and system failures that may arise at any time of day or any day of the week
- Candidate must have proficiency with computerized maintenance management system (CMMS) and an electronic work order system
Minimum Qualifications
Two years of first-level supervisory experience in either the maintenance and operation of a physical plant; building construction; and/or building renovation and/or repair projects.
OR
One year of permanent service as a Maintenance Supervisor 1 or Trades Supervisor 1
Promotion: One year of permanent service as a Maintenance Supervisor 1.
OR
One year of permanent service as a Maintenance Supervisor 1 or Trades Supervisor 1
Promotion: One year of permanent service as a Maintenance Supervisor 1.
Open Competitive:Two years of experience supervising workers in the maintenance and operation of a physical plant; or in building renovation or construction.
Preferred Qualifications
- Minimum of 5-years industry-specific experience, leading a team of HVAC and Building Automation System professionals to operate and maintain a large-scale industrial/commercial/residential complex
- Certifications from Siemens or Andover Controls training schools
- Any Certifications from other bonafide HVAC and BAS training programs
Physical Demands
Must be able to perform all the job functions listed within the position summary. Bending, twisting, ability to lift 50 pounds, climb ladders, access equipment located on mezzanines, catwalks, basements and crawlspaces. Ability to work off ladders, scaffolding, in confined spaces and/or where air monitoring may be required. Work in loud/noisy dusty/dirty environments. Work with or around high-pressure steam, high-voltage electrical systems and rotating equipment.
