Purpose of Position
The Building Services Supervisor is primarily responsible for supervising the daily operations of subordinate Building Services staff in designated buildings in the Facilities Management department at the University of North Dakota.
This position supervises full-time and temporary/student employees and directs them in such tasks as mopping and scrubbing floors, cleaning walls, waxing and polishing floors and furniture, washing windows, moving furniture, cleaning walks, removing snow, general maintenance of equipment, and gathering recycling materials. This position inspects the work of employees ensuring that set cleaning standards are met and maintained, and evaluates work performance. The Supervisor also provides training to new employees and provides instruction in the proper methods and equipment used in the performance of their work. Additionally, this position will perform custodial work required for the cleaning and upkeep of buildings.
All Facilities Management positions are subject to callbacks twenty-four (24) hours a day, seven (7) days a week. Weekend work as required.
Duties & Responsibilities
- Determine resources available, manage 24/7 workload and schedules
- Ensure areas that are short staffed are covered, by reassigning, readjust the work of others or performing the work when necessary.
- Ensure staff use correct and safe procedures to complete duties and respond to work-related injuries promptly.
- Evaluate personnel needs, request hires, perform interviews, and hire candidates; assess and write Performance Management Plans (PMPs); provide performance feedback and development to employees
- Inspect the work of subordinates to ensure proper cleaning standards are met and maintained.
- Determine need and oversee request/ordering of essential equipment, tools and parts; perform inventories and maintain assets
- Keep accurate documentation on staff and provide corrective/disciplinary action as needed.
- Approve/Disapprove staff requests for leave and keep records of leave used by staff.
- Oversee the organization and maintenance of appropriate shop documents, database files and archives
- Recommend and help create Standard Operating Procedures (SOPs) and ensure compliance
- Evaluate shop training needs, develop plans and use approved SOPs to provide hands-on training to technicians/student hires
- Plan and schedule developmental training for employees to improve appropriate skillsets
- Ensure employees compliance with all applicable policy and procedures
- Frequently review all shop WOs, determine priorities and plan for completion; review accuracy and close out completed WOs
- Coordinate with other supervisors as needed; escalate issues to management/administration and recommend possible solutions
- Participate in facilities continuous improvement program; identify opportunities to reduce waste, improve productivity and spare parts management/just-in-time supply
- Establish standards and set the example for crew
- Possible state fleet vehicle use
- Assist the Executive Building Services Manager with other duties as assigned.
- Instruct on proper and safe practices for all cleaning supplies & equipment, to include floor scrubbers, buffers, and vacuum cleaners.
- Complete the Building Service Technician Employee Checklist ensuring all areas are initialed.
- Assist with harassment training and other web-based employment requirements.
- Order uniforms and keys as needed for new staff.
- Training new Building Service Technicians in their duties with approved training materials.
- Mopping, sweeping, vacuuming, shampooing, and renewing floor finishes.
- Washing windows, blinds, mirrors, walls, doors, and woodwork.
- Cleaning and dusting furniture, exhibit cases, fixtures, appliances, and related furnishings.
- Cleaning and disinfecting rest room in public and /or residential areas.
- Maintaining a continuous supply of paper in all dispensers.
- Collecting and picking up waste and recyclable materials, both inside and outside of buildings.
- May perform power washing, leaf removal, moving snow and may be required to operate a snow blower.
- Responsible for reporting minor and major maintenance/repairs needed in buildings, on grounds and equipment Performs required maintenance to keep equipment working properly. Removal of snow from sidewalks and cleaning of the grounds outside.
- Help moving and setting up furniture and equipment for events or departments.
- Locking and unlocking main building doors as required.
- Responsible for entering labor hours in our computerized program, FAMIS. Submit supply requests and work orders.
- Responsible for submitting timely leave requests to management.
- Responsible for checking and reading University email account on a regular basis.
- Must follow University policies and procedures. Responsible for University keys.
- May be required to use a University issued cell phone. Responsible in assisting supervising students.
Required Competencies

Minimum Requirements
- High School Diploma or GED
- Three years of Custodial experience
- One year of Supervisory experience
- Microsoft Office experience
- Valid driver's license
- Successful completion of a Criminal History Background Check

Preferred Qualifications
- Knowledge of chemicals and experience with vacuums, buffers, floor strippers, carpet extractors, leaf blower, snow blower, and small gas-powered equipment
- Three years of Supervisory experience
- Experience with FAMIS
- Familiarity with UND policies and procedures
