Job Description
Performs a variety of duties involving general facilities maintenance under minimal supervision. Work is assigned and tracked using the Computerized Maintenance Management System (CMMS) and all work orders are assigned and downloaded to technician carried smart devices. The Facility Technician monitors and operates HVAC systems and is responsible for the ongoing preventative maintenance and repair work on facility mechanical, electrical and other installed systems, including fire and security alarms. The role requires day-to-day coordination of building maintenance (reactive and preventative). The Facility Technician works closely with and coordinates the efforts of Electricians, Plumbers, HVAC Technicians, Engineers, Special Services Workers, Locksmiths, Construction Managers, and Contractors to ensure that facilities meet legal requirements and health and safety standards. The Facility Technician is the primary contact for facility related emergencies, which may require evening and weekend work.
Work is performed in a broad variety of university facilities including academic and administrative buildings, all sports venues, food service kitchens and cafeterias, student residence halls, and student apartments. The Facility Technician should be professional, customer-focused and able to work in a diverse and dynamic environment. The Facility Technician must be able to use time and resources effectively and efficiently, have excellent interpersonal skills and organizational and project management skills.
Essential Functions (Responsibilities) :
- Perform on going preventive maintenance and repair work on facility mechanical, electrical, and other installed systems.
- Maintains, operates all HVAC systems and associated equipment, and monitor the building automation system.
- Perform general maintenance and manual repairs as needed.
- Manage preventive maintenance contracts (including monitoring and coordinating PM schedules) for the HVAC, elevator, alarms and other facility equipment or installed systems, pest control etc.
- Coordinate cleaning needs of the building with the cleaning service provider as well as with trash removal service.
- Respond to emergencies- serving as the primary contact for all facility related emergencies (Including but not limited to fire alarms, HVAC system alarms, security alarms, etc). Includes monitoring and responding to building security / fire system alarms which may require work even during off work hours, weekends and holidays.
- Review and understand equipment and methods of operations, Building Automation System (BAS), safety and security, and other systems.
- Perform facility inspections, prepare and submit reports of conditions in the building and recommend actions to be taken.
- Maintain compliance to City, County, State ordinance and codes.
- Support any afterhours building needs and activities as required
- Works with the Supply Room to ensure facilities supplies are at a level that will allow operations to run at optimal levels
- Provides logistical support for meetings and other facilty activities, which includes coordinating clean up service for the event, office meeting rooms set-up as required, monitoring / adjusting security set up for doors, elevator access and HVAC needs.
- Visually inspects assigned facilities to identify maintenance, repair, or custodial needs and creates work orders to redress identified issues or concerns.
- Coordinates the involvement of other Facilities Management personnel and / or contractors / vendors when needed to maintain facilities.
- Performs other duties as assigned.

Work requires ability to perform physically demanding tasks such as lifting (up to 40 pounds regularly and up to 75 pounds occasionally), bending (frequently), pushing (frequently), pulling (frequently), stooping (frequently), carrying (frequently and up to 50 pounds), working in tight / cramped spaces, climbing stairs and ladders while carrying, and lifting overhead (occasionally and up to 40 pounds); exposure to disagreeable odors and environmental conditions; ability to see and read; ability to hear and speak in order to receive and convey instructions. This position may be required to work overtime, nights, weekends or holidays in order to fulfill essential service requirements such as during inclement weather or other events.
