Job Summary

Reporting to the Custodial Superintendent, this Residential Building Services Supervisor is a supervisory level position that includes leadership and supervision responsibilities. Performs skilled work in the custodial services profession following recognized procedures and techniques using appropriate hand, power tools, and equipment. They will work independently on administrative tasks to include work order assignments (time recording, status changes, and assignments), supervise full-time, temporary, and student employees, and serve as the lead worker on projects. Train employees in the procedures and techniques of the Custodial and Building Services trade. Provide recruiting assistance to the Custodial Superintendent and Director of Facilities Administrative and Custodial Services and will be responsible for completing staff performance evaluations and approving employee payroll time. Duties may include physically strenuous activities such as moving furniture, operating cleaning equipment, and delivering large quantities of supplies. May be called in after hours and on weekends.

Responsibilities

Supervise and direct the Residential Building Services employees in establishing areas of responsibility and work assignments. Ensure personnel and equipment are necessary to accomplish assigned tasks. Check standards of performance in all areas of custodial and initiate corrective action as required. Assist in maintaining control of supplies and custodial equipment. Deliver custodial supplies to buildings. Fill in for custodial personnel in case of shortage challenges/absenteeism. Carry out security and safety procedures as established by the Custodial Superintendent or Director. Follow instructions regarding the use of chemicals and supplies. Demonstrate and teach proper work methods, best practices and safety precautions to employees. Recognize and follow prescribed safety procedures and regulations while following all NFPA, OSHA/EPA, & ADA codes and regulations. Perform all work, including handling hazardous materials, in accordance with established safety procedures. Assist in ensuring a safe work environment throughout the facility for all employees. Report all accidents and injuries in a timely manner. Participate in regular safety meetings, safety training, and hazard assessments. Participate in and sometimes lead department provided training and learning opportunities to develop work-related skills and abilities. Complete all required training in a timely manner. Enforce and support policies established by Facilities Development & Sustainability. Use the computerized maintenance management system to assign work orders, schedules, and to reprioritize work requests as needed. Inspect work performance to ensure high quality craftsmanship and follow through. Record time worked by employees. Maintain inventory and order parts and supplies when appropriate. Maintain and inspect tools and equipment on a regular basis. Work with the Residential Services team to make certain vehicles and employee work area are clean and orderly. Communicate via email or iPad, and can create Word documents, and Excel spreadsheets as required.

Perform custodial tasks with employees including but not limited to cleaning restrooms, offices, and common spaces. May handle some basic maintenance tasks such as changing out light bulbs, filters, or checking thermostats. Use standard tools of the trade such as chemicals, floor machines, project equipment, lifts, ladders, pressure washers, and other hand tools. Identify cleaning problems and determine appropriate remedies. Work alone or with other Residential Building Services members to complete special assignments for special university events or other tasks as assigned. Must be able to work varied hours and weekends with minimal supervision and determine the necessary tasks to be performed. Other duties as needed or assigned by the supervisor.

Perform administrative functions utilizing computer technology ¿ payroll time approvals, staff performance evaluations, work order updates (assignments, scheduling, time reporting, status updates), and order supplies. Communicate via email or other written documents. Create Word documents and Excel spreadsheets as required. Perform building inspections. Assist in recruiting, hiring, on-boarding, and training of new staff. Demonstrate, teach, and coach proper work methods, techniques, best practices, and safety precautions to employees. Empower employees to solve problems and come up with better alternatives and solutions. Promote a high level of customer satisfaction.

Participate in department-provided training and learning opportunities to develop work-related skills and abilities. Complete all required training on a timely basis.

Required Qualifications

Educational Requirements
High School Diploma or GED.

Required Experience
2-3 years of custodial supervisory experience or lead experience. Experience in aspects of custodial operations and procedures, leading a team in the performance of routine cleaning and preventive maintenance of educational, industrial or healthcare facilities. Accurate record keeping. Efficiently coordinating projects and work orders with custodial staff and other trades personnel. Computer skills - Word, Excel, email, etc. Valid driver's license required.

Preferred Qualifications

Preferred Educational Qualifications
High School Diploma or GED.

Preferred Experience
5 years of supervisory experience along with advanced computer skills; experience with the maintenance and repair of tools and equipment.

Proposed Salary

$21.66 Hourly. Paid on a Bi-Weekly Basis.

Must be available as needed to work any shift including nights or weekends to service projects and respond to emergencies during or after hours for resolving immediate safety concerns

KNOWLEDGE
Proper application of cleaning chemicals. Knowledge of cleaning procedures for residential areas, offices, classrooms, restrooms, lobbies, and common areas. Comprehension of operating diverse machines to include scrubbers, vacuums, extractors, buffers, burnishers, etc. Thorough knowledge of various maintenance tasks, materials, equipment, and/or services within facility maintenance operations.

SKILLS
Must have leadership skills and be able to assist Superintendent and Director with training and administrative duties. Customer service skills to effectively understand and respond to customer needs and understand the role of customers in the work environment. Listen to instructions and ask necessary questions to complete tasks. Communicate with fellow workers in a manner that allows for work to be completed. Advanced computer skills, including knowledge of standard Microsoft software. Excellent written and oral communication skills. Possess planning and organizing stills. Constructive handling of stressful situations. Demonstrate courteous actions and follow the organization¿s established protocol for customer service. Effectively multi-task. Must represent the best of UWG at all times and possess superior customer service skills. Preferred: Skills in problem solving and decision making.

Atmospheric Conditions - Conditions that affect the respiratory system, such as gas, fumes, odors, dust, mites, gases, or poor ventilation. Lifting up to 15lbs
