Position Summary:
Manage and supervise overall operations and recurring maintenance of the Plant Operations/Facilities Maintenance departments at all satellite UNMH facilities, UNM Hospitals Clinics, ASAP, Outpatient Pharmacy/1209 Family Practice, Milagro, UPC, CPC, Children's Hospital, OSIS and business offices. Act as liaison at 1650 building between UNMH tenants and property management. Represent UNMH interests with contractors during construction/renovation cycles. Oversee and manage Memorandum of Understanding (MOU), lease agreements and space occupancy agreements. Foster a supportive environment promoting employee participation, cooperation and professional growth. Plan for improvements to facilities creating pleasant and comfortable surroundings for patients, visitors and employees. Ensure adherence to Hospitals and departmental policies and procedures. No patient care assignment.

Detailed Responsibilities:
- POLICY & PROCEDURE - Develop and recommend area policies, procedures and programs to ensure departmental and program effectiveness
- STANDARDS - Develop and implement work standards to ensure departmental and program effectiveness and in compliance with JCAHO Environment of Care guidelines.
- REPORTS - Prepare periodic reports for Administration, Finance or others as required regarding utilities, water and sewer usage; report regularly on work orders and action plans, departmental operational expenses and staff-hour usage
- REPAIR & CONSTRUCT - Plan for recurring maintenance projects and project inspections; plan, prioritize and oversee major repairs, renovation, and new construction minimizing disruption of operations; make various inspections
- LEASE MANAGEMENT - Oversee and maintain compliance with MOUs, lease agreements and space occupancy agreements for assigned facilities; serve as liaison for UNMH tenants and applicable property management resolving issues as appropriate
- COMMITTEES AND MEETINGS - Participate in hospital/medical staff meetings and committees as required
- SERVICE - Attend and serve on professional/civic service organizations as a UNM Hospitals representative
- PROGRAMS - Develop, implement, administer and modify plant operations, maintenance, renovations and grounds maintenance programs effectively utilizing staff and materials; inspect buildings and grounds for compliance with standards, codes and regulations
- SUPERVISION - Develop efficient organizational structure. Supervise employees and select, terminate, train, educate, correct deficiencies, perform appraisals, issue discipline, counsel, schedule work assignments; encourage staff teamwork and growth initiatives
- BUDGET - Develop and administer the division's annual budget; monitor and approve expenditures
- DEVELOPMENT - Enhance professional growth and development through participation in educational programs, reading current literature, attending in-services, meetings and workshops
