Position Overview
The Chief Engineer will be responsible for overseeing all maintenance operations across the RailSpur development, ensuring all buildings function efficiently and remain in compliance with city codes. This role will develop and implement a preventative maintenance program, manage vendor relationships, and supervise a team of facility engineers. The Chief Engineer will also coordinate closely with the hotel’s maintenance
Key Responsibilities:
Maintenance & Operations
- Develop and oversee a comprehensive preventative maintenance schedule for all RailSpur buildings.
- Ensure all mechanical, electrical, plumbing, and HVAC systems are properly maintained and functioning optimally.
- Work with the hotel’s maintenance team to consolidate vendor contracts and optimize service agreements (e.g., shared elevator maintenance vendors).
- Create and implement a system for logging, tracking, and executing maintenance work orders efficiently.
- Ensure all buildings comply with Seattle city codes, safety regulations, and environmental guidelines.
- Manage and oversee building security and fire safety systems.
- Maintain warranties for all building systems and equipment, ensuring timely completion of warranty work at the contractor’s expense.
Vendor & Contractor Management
- Identify and negotiate contracts with vendors and service providers to maintain cost efficiency.
- Establish long-term vendor relationships to ensure reliable and high-quality service.
- Supervise outside contractors for major repairs and renovations, ensuring work is completed to specification.
Tenant & Community Relations
- Maintain strong relationships with office, retail, and residential tenants by responding to maintenance concerns promptly.
- Communicate regularly with tenants regarding building maintenance and improvements.
- Collaborate with leasing and property management teams to support tenant improvement projects.
Staff Supervision & Development
- Hire, train, and manage a team of facility maintenance engineers.
- Develop staff schedules to ensure adequate coverage for maintenance and emergency
- repairs.
- Provide ongoing training in safety protocols, equipment usage, and preventive maintenance best practices.
- Minimum 7 years of experience in building engineering, facilities management, or
- maintenance supervision.
- Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
- Experience working with historic buildings and familiarity with Seattle’s construction and maintenance regulations.
- Excellent organizational skills and attention to detail in managing maintenance schedules and work orders.
- Strong vendor management and negotiation skills.
- Ability to supervise a team and work collaboratively with hotel, office, and retail property managers.
- Proficiency in maintenance management software is a plus.
