How will you CONTRIBUTE and GROW?
This role, both strategic and operational, will be responsible for optimizing the portfolio of industrial land and real estate property for the NAM cluster. The role, with one direct report, will work closely with business unit leadership within NAM, and be responsible for acquisition, divestiture, permitting, records management, and leases of all real estate properties. This role will lead the development and execution of a road map for land and property management in order to standardize and improve the process between all stakeholders.
Maintain a real-time inventory all existing properties and document all relevant information such as property taxes, market valuations, zoning, permitting, actual uses, future state etc
Work with business unit executives to develop and execute a strategy to optimize the NAM cluster real estate portfolio via acquisitions, divestitures, and leases of current and future properties
Lead the execution of all real estate transactions (divestiture, acquisitions and leases)
Partner with the legal team to ensure all contractual aspects of industrial property management are respected
Partner with government affairs team to secure local and federal incentives to support industrial property development
Coordinate with the Business Shared Services team to ensure timely processing of lease payments
Establish a structure with all the pillars for future state of the land and property management
Improve process through continuous improvement in order to generate efficiencies on a recurring basis
Oversee and develop all the relevant reportings related to land and properties (costs, market valuations, subleases etc)
Manage the relationship with all the third parties such as real estate companies or brokers
Manage and negotiate facilities contracts with vendors and contractors

REQUIRED EDUCATION & QUALIFICATIONS
Bachelor's Degree in Finance, Engineering, Real Estate or Land Management required
10 years of work experience in a strategic role with measurable achievements
5 years of people management experience
5 years of project management experience (leading projects)
Experience reviewing title opinions and real estate documents
Previous operational planning, and/or financial analysis experience
Knowledge of IFRS and ERP, accounting software experience
Proficiency in Google Workspace (e.g. Gmail, Drive, Calendar, Docs, Sheets, Slides, Gemini)
Experience with CoStar real estate management tools, especially for records management
General technical knowledge of AL Operations and Technical Solutions
Familiarity with AL business models and strategies
Ability to independently and quickly develop a network across the organization
Solution-oriented, with excellent analytical and troubleshooting skills
Flexible, comfortable with moving priorities and tight time constraints
Executive presence with a strong sense of audience
A mature listener and skilled communicator, both written and verbal
Preferred Qualifications:
Member Society of Industrial and Office Realtors
Experience with land surveys including American Land Title Association (ALTA) survey standards
Exposure to M&A
Experience in legal and or tax
Experience with artificial intelligence and challenging the status quo
