Job Description:
We are seeking a highly motivated Property Manager with hands-on experience in carpentry, drywall, roofing, plumbing, and electrical systems to oversee maintenance operations and manage subcontractors effectively on job sites. This is a field job, not a desk job. The ideal candidate must be available 24/7 to answer calls and handle emergencies. Additionally, this role requires the supervision of approximately 15 subcontractors on-site and working every other Saturday with the clerk department and collections team.
Key Responsibilities:
- On-Site Supervision: Manage and oversee subcontractors for property repairs and renovations, ensuring quality and timely completion.
- Maintenance Oversight: Utilize expertise in various trades (carpentry, drywall, roofing, plumbing, electrical) to diagnose issues and ensure high-quality property upkeep.
- Emergency Response: Be available 24/7 to respond to urgent maintenance requests and tenant emergencies.
- Tenant Relations: Address tenant inquiries and complaints promptly and professionally.
- Inspections: Conduct routine property inspections to identify maintenance needs and ensure compliance with safety standards.
- Financial & Collections Oversight: Collect rent, manage budgets, assist in collections, and maintain accurate financial records.
- Administrative Tasks: Prepare leases, manage move-ins and move-outs, and maintain detailed property records.
- Marketing & Leasing: Support tenant retention and ensure high occupancy rates through effective marketing strategies.
Qualifications:
- Proven hands-on experience in carpentry, drywall, roofing, plumbing, and electrical systems.
- Minimum of 3 years of property management experience, managing both residential and commercial properties.
- Strong leadership skills with the ability to supervise 15 subcontractors on job sites.
- Ability to multitask, prioritize, and handle responsibilities for a large property portfolio.
- Excellent communication and organizational skills.
- Proficiency in property management software and Microsoft Office Suite.
- Valid driver’s license, clean driving record, and reliable vehicle (required for job site visits).
- High school diploma or GED (required); a bachelor’s degree in property management, business administration, or a related field is a plus.
Work Schedule:
- Monday–Thursday: 8:00 a.m.–5:00 p.m.
- Friday: 8:00 a.m.–6:00 p.m.
- Every other Saturday: 8:00 a.m.–12:00 p.m. (or as needed)
Additional Requirements:
- Pre-employment drug screening and/or background checks.
- Must be available 24/7 for emergency calls.
- Willingness to work in the field and supervise job sites.
- Ability to work under pressure and solve problems efficiently.
