USA MULTIFAMILY MANAGEMENT, INC. is engaged in the management of residential multifamily communities. We develop, build, own and manage our properties. Our properties are located throughout California and Nevada and range in size from 52 units to 397 units. USA Multifamily Management is a subsidiary of USA Properties Fund, Inc., a full-service, fully diversified, privately owned real estate investment and development organization.

We are seeking a Community Manager for our 162 unit Market Rate Community, Aurora in Gold River, CA. The compensation for this position is $31 - $33 per hour. The Community Manager is dynamic leader, with the strong ability to motivate, lead and develop a team. The Community Manager is responsible for the financial performance of the community, supervision of the lease administration process, resident relations, and property aesthetics. The Community Manager will report to the Regional Manager. This is a non-exempt position with a Monday through Friday work schedule; some flexibility will be required to accommodate the occasional need to work overtime and weekends.

JOB SUMMARY :

  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Handles and approves invoices from vendors, contractors, and service providers for payment
  • Understands the Chart of Accounts and ensures coding of expenses is in line with the approved budget
  • Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
  • Oversees the leasing process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
  • Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
  • Interviewing, hiring, orienting, training and supervising employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Assists in managing the client / owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
  • Post online content that includes, but is not limited to, Facebook, Instagram, TikTok, etc.

REQUIRED SKILLS :

  • Must have at least two (2) years of experience in on-site property management in a leadership role
  • Computer skills in Microsoft Word and Microsoft Excel
  • Knowledge of YARDI Voyager
  • Strong Customer Service and Communication Skills
  • EXPERIENCE & EDUCATION

  • Management of on-site staff and resources
  • Successful track record of meeting property goals
  • Must have a valid CA driver’s license & reliable transportation
  • High School Diploma or GED required, Bachelor’s Degree preferred
