Job Summary:
Vacation Myrtle Beach is seeking a highly organized, detail-oriented, and tech-savvy Listings Coordinator to oversee, create, and optimize property listings across multiple platforms, including Airbnb, VRBO, and our company website. This role is crucial in ensuring our vacation rentals are presented in the most appealing and accurate way to maximize bookings, revenue, and guest satisfaction. The ideal candidate will have a strong understanding of short-term rental platforms, digital marketing principles, and pricing strategies.
Key Responsibilities:
Listing Management & Optimization:
- Create engaging, SEO-friendly property descriptions and upload high-quality images for all rental properties.
- Maintain up-to-date property details, including availability, pricing, policies, and amenities across Airbnb, VRBO, and our company website.
- Ensure consistency in property branding, descriptions, and images across all platforms.
- Regularly audit listings for accuracy, completeness, and compliance with platform standards.
Performance Monitoring & Improvement:
- Track key performance indicators (KPIs) such as search rankings, conversion rates, and booking trends to enhance listing performance.
- Conduct A/B testing on listing titles, descriptions, and photos to optimize visibility and booking rates.
- Utilize analytics tools to identify trends and make data-driven decisions to improve occupancy and revenue.
Pricing & Revenue Management:
- Implement and adjust pricing strategies using dynamic pricing tools to maximize revenue and occupancy.
- Monitor competitors’ pricing and market trends to ensure our listings remain competitive.
- Adjust pricing based on seasonality, demand fluctuations, and special events in the Myrtle Beach area.
Platform Compliance & Policy Management:
- Stay informed about policy changes and best practices on Airbnb, VRBO, and other rental platforms.
- Ensure all listings comply with local regulations, platform policies, and company standards.
- Address any flagged listings, compliance issues, or restrictions imposed by the platforms.
Coordination with Internal Teams:
- Work closely with the marketing team to align listings with promotional campaigns and branding strategies.
- Collaborate with the operations team to ensure property availability and maintenance status are accurately reflected in listings.
- Coordinate with the customer service team to provide up-to-date information on listings and address guest inquiries.
Guest Communication & Support (As Needed):
- Respond to platform-generated questions or concerns regarding property details, availability, or policies.
- Assist in managing reviews and guest feedback to improve ratings and reputation.
- Identify common guest concerns in listings and proactively address them in descriptions or policies.
Qualifications:
- Experience: 1-3 years in property management, hospitality, digital marketing, or e-commerce. Experience with Airbnb, VRBO, or other vacation rental platforms is highly preferred.
- Technical Skills: Proficiency in content management systems (CMS), dynamic pricing tools (e.g., PriceLabs, Beyond Pricing, Wheelhouse), and listing management software.
- Marketing Knowledge: Understanding of SEO, digital marketing, and conversion optimization for online listings.
- Analytical Abilities: Strong data analysis skills to track performance metrics and make data-driven decisions.
- Attention to Detail: Ability to maintain accurate and high-quality listings with a strong focus on consistency and clarity.
- Communication Skills: Excellent written and verbal communication for crafting compelling listings and working with teams.
- Problem-Solving: Ability to troubleshoot listing-related issues and find quick resolutions.
- Adaptability: Comfort working in a fast-paced environment with changing market conditions and platform updates.

- Maintain 100% accuracy in property listings across all platforms.
- Ensure an increase in booking conversion rates through optimized listing content and pricing adjustments.
- Monitor and improve the search ranking of listings on Airbnb and VRBO.
- Respond to listing-related inquiries and updates within 24 hours to ensure seamless operations.
- Work proactively to enhance listings based on guest feedback and market trends.
- Communicate fluently in English
