Construction Manager Job Summary

The Construction Manager will manage the daily operations of self-performing and subcontracted installation staff while they are engaged in the construction, installation, testing, and commissioning of all project related systems. The Construction Manager will be the main point of contact for all construction related activities and will assist the Project Manager, who has ultimate responsibility for project performance, with installation budget, site process adherence, site management, and compliance for installation and site requirements. The Construction Manager must possess the abilities to perform the key responsibilities listed below.

Key Responsibilities

  • Manage large on-site construction teams and establish good practices and ways of working to efficiently deliver projects.
  • The Construction Manager has overall responsibility for the site execution phase of Vanderlande projects it is their responsibility to ensure project deliverables are established, executed, and closed.
  • Create site specific execution plans that can be adapted to all site conditions and challenges.
  • Lead and manage the construction project team through site mobilization, project execution and demobilization activities.
  • Delegation and accountability of all tasks associated with site project execution.
  • Assertiveness with the ability to problem solve and overcome challenges.
  • Supervise the construction and progress of, mechanical, electrical, commissioning, and related architectural and structural scopes.
  • Main POC for the customer – Manage the customer and report on the following –
    • Notated Customer walks
    • Enabling works
    • Benchmarking/construction sign offs
    • Coordination of delays /clashes
    • Site Progress
    • Application of customer standards
  • Main POC for the general contractor
    • Coordinate safety program for site
    • Coordinate 3rd party works in Vanderlande areas.
    • Coordinate access to site and facilitate initial access
    • Coordinate Vanderlande works in GC areas.
  • Main POC for the project site – Manage, provide feedback and report on the following -
    • Escalations
    • Technical
    • Contractual
    • Permitting
    • Change orders/ Pricing work
    • Delay/disruption
    • Progress
    • Risk/opportunities
    • Supply chain/ logistics
    • Coordination of other departments work
    • Sub-contractor management.
  • Review customer/sales RFP’s and provide constructive feedback and generate opportunities.
  • Draw up staffing estimates based off as sold hours and analyze report on overruns/underruns.
  • Aid Development of scope of work packages, confirm scope and answer RFIs during the bid phase with subcontractors and vendors.
  • Participate and provide effective feedback during constructability reviews and design reviews.
  • Manage pre-construction activities, scope reviews, subcontractor alignment.
  • Ability to review and approve specifications, manuals and work packs. Work with PLE/EPC to Coordinate/schedule the work pack delivery transmittal process of specifications, manuals and work packs.
  • Collaboratively develop and approve subcontractor’s/vendor’s schedule for their respective work.
  • Create schedules that includes all site-based activities including pre-construction, enabling works, construction activities, commissioning, integration, change orders and hand over of the system.
  • Ability to hold all parties and departments accountable to the construction process, project schedule and appropriate standards.
  • Work with other departments and teams to ensure seamless delivery of all site-based activities.
  • Interface between engineering and construction operations for resolution of technical issues related to all disciplines.
  • Work with controls/integration teams on their schedules and commissioning plans.
  • Coordinate construction RFI process with all parties attached to the project.
  • Work with the subcontractors/vendors to prepare/review/approve pay applications and change orders.
  • Review and approve sub-contractor applications for payment including base scope, CO’s and PO’s.
  • Work with the project manager to Review expenses, timecards, OT approval and approve as needed.
  • Chair and drive daily and weekly meetings, support pull planning sessions both internally and with general and or subcontractors
  • Coordinate site demobilization including close out plans, as-built drawings, Equipment handover and Spares turnover.
  • Complete the scope of work to the satisfaction of the client, while simultaneously ensuring that HSE, quality, financial, risk management; business and policy expectations are met.
  • Ability to manage self-perform installations with mechanical, electrical, and steel erection scope
Safety

  • Ability to set up, implement and manage a robust safety program for the project.
  • Foster and manage a strong HSE / EHS environment between trades, client(s), design which adheres to project and OSHA safety requirements
  • Provide a safe base culture at site where “don’t walk by” is actively encouraged across the site.
  • Keep up to date on the latest federal and state safety regulations.
  • Safety reporting from site locations monthly via proprietary software, Velocity/Bolt.
  • Ability to review and approve method statements, risk assessments and lifting plans for all work executed at the site.
  • Train supervisors on implementation of the safety program at site and generation of safety documentation.

Qualifications

  • Bachelor’s degree in construction, Engineering, or equivalent experience.
  • 10 years of Construction Management experience required.
  • Oversight experience of mechanical and electrical subcontractor activities in an operational industrial facility performing renovations and build outs on existing structures.
  • Ability to monitor the activities of contractors and subcontractors performing craftwork, ensuring compliance with project quality, safety, and security requirements.
  • OSHA 30-hour safety.
  • Must be able to obtain on site access high security badging required by the assigned project.

Knowledge, Skills, Abilities

  • Proficiency in MS Office products, Auto CAD, NAVIS Works, Bluebeam Extreme, Procore and Smartsheet.
  • Able to read and interpret engineering schematics and design prints
  • Ability to read and understand mechanical, electrical, and steel installation drawings
  • Possess good written and verbal communication skills.
  • Proficiency in presentation and communication to customer, contractor, and management audience.
  • Proven working knowledge of construction scheduling, primavera (P6) experience a plus
  • Ability to lead/run meetings
  • Proven business development experience
  • Demonstrated proficiency in planning, assessing, and modifying resource requirements, including work resource schedules and material delivery.
  • Proficiency in specification development and subcontract agreements.

Travel

  • Expected to travel 90% of the time
