THE ROLE
We are currently hiring a Regional Maintenance Manager to provide leadership and execution of maintenance operations, safety, capital, support, training, and direction within a defined region(s) of investments leading a team of Maintenance Managers.
The ideal candidate must be able to travel on short notice with their home office located in the Oklahoma area. The position will support but not be limited to Oklahoma, Missouri, and Tennessee Regions and significant travel is required. Relocation assistance is available.
Responsibilities:
Leadership and Team Management: Oversee, lead, and develop a team of property maintenance professionals across multiple locations; Foster a culture of collaboration, accountability, and continuous improvement.
Maintenance Strategy and Execution: Collaborate to create and implement maintenance policies, procedures, and best practices to ensure operational consistency across the region(s); Ensure all maintenance activities comply with safety regulations, company policies, and Venterra maintenance standards of excellence.
Property Inspections and Quality Control: Ensure property inspections are conducted regularly to pro-actively identify maintenance needs, safety hazards and opportunities for improvement; Establish and monitor quality control standards to ensure timely and effective resolution of maintenance issues and provide superior resident experience.
Budget Management and Reporting: Develop and manage regional maintenance budgets in partnership with Venterra Asset Management professionals; Monitor expenses and implement cost-effective measures without compromising quality; Prepare detailed maintenance and inspection reports and provide recommendations to senior leadership.
Vendor and Contractor Oversight: Evaluate, manage, and contract regional third-party contractors to gain economies of scale, ensuring work is completed on time, within budget and to expected quality standards.
Audits and due diligence: Perform audits on properties in the portfolio, including identifying major equipment specifications and updating the database of inventory; Manage and participate in the due diligence process, and managing due diligence reporting.
Qualifications:
HVAC/EPA Certification Type II is required, Universal certification a plus.
Certified Pool Operator, Lead Base Paint Certification, Asbestos
- Certified Pool Operator, Lead Base Paint Certification, Asbestos abatement certification, Mold remediation certification, CAMT, CAMS, and/or Certified Maintenance Professional a plus
5 years’ experience in maintenance leadership role preferably within the real estate, property management or facilities.
Proven experience leading and managing teams across multiple locations or regions.
Excellent communication and interpersonal skills, with the ability to foster collaboration among diverse teams.
Demonstrated ability to manage budget, control costs and optimize resource allocation effectively.
Advanced computer skills (Microsoft Word/Excel/Outlook).
Driver’s license, clean driving record, valid automobile insurance and reliable transportation required. Potential new hires may be subject to a Department of Motor Vehicles (DMV) background check as part of the pre-employment check process.
