The Plant Operations Associate is responsible for overseeing the general upkeep of the building and its infrastructure. Their role is to maintain building operations and ensure that the facilities are always safe and functional. Reports to: Director of Plant Operations

RESPONSIBILITIES:
- Supports the mission, core values and goals of the organization, upholding and promoting company culture and vision.
- Completes all hours of state mandated continuing education each year.
- Promotes and displays a spirit of teamwork in performance of daily duties through cooperative interactions with co-workers and other departments.

- Responsible for performing facility and grounds upkeep and repairs.
- Set up contractors and follow up with them on projects as needed.
- Assist the Director of Plant Operations with the emergency preparedness plan.
- Prepare residents’ rooms for moving in.
- Conduct maintenance, service, and repairs in the areas of carpentry, painting, plastering, and machine servicing.
- Assists Director of Plant Operations with capital expenditure projects by working closely with the vendors to ensure the project runs smoothly. Performs quality assurance checks and addressed deviations promptly.
- Communicates capital expenditure project updates to Executive Director and Support Center as needed.
- Repair and maintain plumbing fixtures such as toilets, urinals, and sinks.
- Manage routine maintenance and repairs.
- Performs other duties consistent with the position as assigned.
QUALIFICATIONS:
- Education: High School diploma or equivalent
. • Plumbing knowledge to address leaks, clogs, or other drainage problems.
- Electrical wiring capabilities to manage problems with the building’s electricity.
- Carpentry ability to handle basic repairs around the building.
- Groundskeeping if the facility contains lawns or other outdoor areas in need of maintenance.
- Interpersonal skills to interact with employees or residents of the building in a pleasant manner.
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
- Physical stamina to handle a full shift of being active and working on the building.
- Must have a strong understanding of the English language, sufficient to speak, read and write.
PHYSICAL QUALIFICATIONS:
- Walk/Stand/Sitting – must be able to continuously perform duties that incorporate walking, standing, or sitting.
- Environment Condition – must be able to perform work both inside and outside.

- Climb – must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available.
- Bend – must be able to bend at the waist, knees, hips and spine on a frequent basis, may require frequently manipulating weights of 25 pounds or more.
- Twist or rotate – must be able to twist or rotate occasionally at the trunk, hips, knees, and neck, manipulating weights of 25 pounds or more.
- Reach - may occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.
- Sensory Vision – must be able to read clearly with or without corrective lenses.
- Hear - Must be able to hear telephone, audible alarms, bells, and signals related to resident safety with or without hearing devices.
