Interior Construction Assistant Project Manager
Job Summary:
The Interior Construction Assistant Project Manager is responsible for providing management oversight for all phases of commercial construction projects. This includes coordinating subcontractors, materials, and equipment, ensuring compliance with specifications, and maintaining project schedules and budgets. Candidates should have 2-3 years or more of experience supervising construction projects, with experience in tenant improvements considered a plus. Strong knowledge of all construction trades, along with excellent customer service and communication skills, is essential. A Bachelor's degree from a four-year college or university is required, with a preference for degrees in Construction Management or Engineering.
Job Duties / Roles / Responsibilities:
- Collaborate with leasing agents to develop a construction budget that minimizes costs while delivering the expected end product to customers.
- Provide superior customer service to both prospective and existing tenants, working closely with in-house departments such as leasing/design, base building construction, development, and property management.
- Keep historical cost records for various types of work to facilitate prompt and accurate in-house estimating.
- Develop accurate schedules for project completion and update them regularly during the construction process.
- Manage all aspects of the permit processing, including application completion, submission, and follow-up until the issuance of permits.
- Work with local utilities to ensure timely receipt of utility services.
- Solicit bids and review the scopes of work for all trades involved in the project.
- Provide field supervision at project locations as necessary.
- Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
- Review, authorize, and track invoices.
- Request and negotiate change orders for out-of-scope work and ensure that payments are received for all added work.
