General Description
Under the supervision of the Director of Maintenance and Property Manager, the Maintenance Technician II will assist with all aspects of day-to-day maintenance duties including preventative, corrective, emergency, cosmetic, apartment turnovers and routine maintenance for assigned properties. As a part of the site team, the Maintenance Technician II is responsible for ensuring a high standard of cleanliness, customer service, and a hazard-free environment. The Maintenance Technician II will complete all reasonable work-related directives given by the Director of Maintenance and Property Manager and is responsible for ensuring the completion of all property maintenance activities to ensure that the essential functions are met on a regular and consistent basis.
Essential Functions
- Collaborates with Property Manager to ensure that budgets are followed and achieved, where possible.
- Meets or exceeds stated unit turnover timelines to ensure maximum occupancy levels.
- Ensures that company procurement standards are met.
- Collaborates with Property Manager to ensure that maintenance contracts meet or exceed the best possible quality and expense standards.
- Ensures that all Physical Product Practices (P3) of Operational Excellence are followed, monitored, and completed.
- Collaborates with Property Manager to ensure proper execution of the approved preventative maintenance schedule established for assigned properties.
- Implements and maintains environmentally responsible guidelines, as outlined by ownership.
- Ensures that on-call maintenance and emergency response are executed, as required.
- Ensures that positive, collaborative internal and external relationships are fostered and maintained and that requests are responded to in a timely manner.
- Ensures completion of necessary educational requirements.
- Ensures understanding and effective use of property maintenance and employment-related software, as necessary.
- Monitors and enforces guidelines as outlined in the Injury and Illness Prevention Plan.
- Maintains professional boundaries with all residents, employees, vendors, contractors, and external customers.
- Collaborates with Property Manager to ensure that resident concerns are appropriately addressed in a timely manner.
- Ensures the delivery of great customer service to residents.
- Follows and enforces all fair housing and local landlord and tenant laws and regulations.
- Participates in appropriate community and neighborhood meetings.
Job Qualification Requirements
Knowledge & Experience:
- Minimum of two (2) years in skilled maintenance work required.
- Knowledge of basic building maintenance required either through training or experience.
- Technical expertise in one or more building trades preferred.
- Knowledge of property maintenance and upkeep.
- Experience conducting physical inspections of residential properties.
- Knowledge of landlord-tenant law, local and federal housing laws, including Fair Housing and HUD procedures, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties preferred.
- Ability to work with others in establishing and meeting goals and objectives.
- Ability to communicate effectively both orally and in writing.
- Ability to communicate effectively and work with individuals from diverse backgrounds and experience.
- Skilled in organizing time and prioritizing workload.
- Ability to speak in public.
- Commitment to long-term affordable housing and the concept of organizing low-income people.
- Ensures the delivery of great customer service to residents.
- Follows and enforces all fair housing and local landlord and tenant laws and regulations.

- Adhere to OSHA rules and Regulations.
- Attend safety meetings.
- Attend Fair Housing training within 90 days after hired and annually attendance.

- Maintain a professional demeanor at all times.
Education:
- High School diploma or equivalent required.
Licenses/Certification:
- Obtain OSHA 30-hour certificate or equivalent within 90 days of employment.
Physical
- Frequently required to push/pull objects weighing more than 100 lbs. and lift and carry objects weighing more than 50 lbs. Must be able to walk, stand, squat, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs. Frequently walk, climb stairs and enter/exit buildings that are under construction, occasionally, without normal ingress/egress available.

Pay: $20.00 - $25.00 per hour
