Maintenance Technician
Reports to Maintenance Supervisor Or Property Manager
Position Summary
Responsible for maintaining the physical condition and appearance of the site. Under the supervision of the Maintenance Supervisor, must coordinate and maintain the overall maintenance programs including exterior property appearance, timely work order service, quality make- ready program, and cost-effective inventory control of the property.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
1. Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner. Completes all service requests on a daily basis. Accurately documents work performed on service request, including parts and return to supervisor by end of day. Completes renewal service requests in the same timely fashion. Follow-ups on completed service requests to ensure satisfaction. Follow-up on incomplete service requests.
2. Promotes good public relations with residents, co-workers, and company staff through great “people” attitude and resident trust. Always displays a friendly and courteous attitude towards residents and other employees. Is always tactful and diplomatic while discussing any issues with supervisor and/or other employees in front of residents.
3. Inspects vacated apartments and complete make-ready checklist. Informs site manager of needed services and repairs. Routinely performs duties to restore apartments to “make ready” status. Re-inspects vacant apartments after make-ready has been completed to determine quality of work performed. Ensures adequate number of make ready units are available and that the products are up to company standards.
4. Inspects exterior of the property. Performs building and common area upkeep on a daily basis in accordance with company standards. Assists in keeping grounds neat and free of litter.
5. Assists with the tenant improvements as required.
6. Completes preventative maintenance as assigned by the Maintenance Supervisor. Maintains accurate records and provide resident training as required.
7. Performs effective emergency maintenance (after hours) as required.
8. Coordinates maintenance objectives with the Maintenance Supervisor daily.
9. Performs and reports on, all work according to the safety standards of the company, OSHA and health codes. Performs work area clean-up on a weekly basis.
10. Completes special projects as may be assigned and prioritized by the Property Manager or Maintenance Supervisor.
Minimum Qualifications (Knowledge, Skills, and Abilities)
Requires skill and knowledge equivalent to a high school diploma.
EPA HVAC certification preferred.
Must be able to work a flex schedule and be on call for emergencies on weekends, evenings, and holidays.
Must have a working knowledge of basic hand tools including but not limited to wrenches, screwdrivers, grips, sledge hammers, hammers, post hole diggers, saws, etc.
5. Must be able to provide own hand tools for the job, such as drill, hammer, screw drivers, measuring tape, toolbelt. Specialty items such as auger, skill saw, jigsaw will be provided by the property.

Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, and the ability to adjust focus. The noise level in the work environment is usually moderate.
Vision: Must be able to read labels, signs, instruction manuals, and work orders.
Physical Mobility: Must be able to move about property, climb stairs, stretch, and bend. Must be able to lift heavy appliances and tools.
Manual Dexterity: Must be able to operate machines, use tools, and make general repairs.
Stress: Must be able to work under pressure and meet deadlines.
Must have a dependable vehicle and valid driver’s license.
Job Type: Full-time
Expected hours: No less than 22.00 per week
