Summary/Objective
The Director of Housing aims to provide practical, professional, general management, and sound leadership to property management and transportation staff assigned within the housing locations. The Director of Housing is accountable for creating a team at all sites to deliver excellent financial performance, client service, and resident satisfaction while ensuring the buildings meet the needs of healthy living conditions.
Essential Functions
This position has direct supervisory responsibilities and may serve as a coach and mentor for other positions in the organization.
Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as laptops, photocopiers, and smartphones.
Physical Demands
The physical demands described here represent those that an employee must meet to perform the essential functions of this job successfully.
While performing the duties of this job, the employee is regularly required to talk or hear. This job's specific vision abilities include close vision and adjusting focus. This would require lifting files, opening filing cabinets, and bending or standing on a stool as necessary.
Position Type/Expected Hours of Work
This is a full-time position. Workdays and hours are Monday through Friday, 8:00 a.m. to 5 p.m. Be on call as needed. Occasional evening and weekend work may be required as job duties demand.

Essential Functions
- Clearly articulates expectations to the on-site team accountable for successful job performance, adherence to property budgets, compliance with regulatory restrictions, retention of highly qualified staff, maintenance of physical assets to owner/regulator standards, and creation/ maintenance of programs in support of the mission and business plan
- Recruit, hire, train, motivate and retain staff within the assigned portfolio
- Oversee housing and transportation operations with Excellence.
- Maintain thorough, site-specific knowledge of each assigned properties
- Budget – Prepared annually for all properties.
- Monthly financial comparison with a budget to create net income
- Monthly inspection of facilities and follow-up to ensure work is completed
- Ensuring receipt of annual HUD contract and other paperwork as needed.
- Upholding all rules and guidelines for our different regulatory and grant obligations.
- Computer-related hardware and software systems
- Overseeing programs meant to increase resident satisfaction.
- Internal Auditing of all operational aspects of the housing portfolio, including census, financial, regulatory, physical building, and resident relations.
- Ensure Fair Housing Regulations are met, and staff has a complete understanding of the process
- Section 504 Coordinator
- Oversee and participate in the rotation of on-call duty
- Adhere to and comply with all contract and management requirements for properties and residents, including HUD, WCDA, Cheyenne Housing Authority, Department of Health, VOA National Services, and other grant requirements.
- Prepares and responds to all audit requests
- Ability to effectively work with a variety of computer software programs, including Microsoft Word, PowerPoint, One Site, Appfolio, and Desktop Publishing
- Practical communication skills, both oral and written
- Ability to work a flexible schedule, to include 40 hours/week and on-call weekend rotations
- Ability to regularly and effectively maintain good relations with residents, employees, contractors, and the public
