JOB PURPOSE or JOB SUMMARY:
The Assistant Property Manager (APM) is responsible for assisting in maintaining maximum occupancy of the property and oversees rent collection and delinquency. The APM takes charge in addressing resident satisfaction/retention issues and helps in the collection and communication of maintenance issues, as needed, as well as assisting other team members with the upkeep of the grounds and office areas to ensure curb appeal and community reputation meet/exceeds company expectations.
ESSENTIAL DUTIES and RESPONSIBILITIES:
- Knowledge and adherence to company policies and local, state, and federal laws.
- Always adhere to Fair Housing requirements and regulations.
- Responsible for understanding the community’s funding programs to successfully explain program rules to prospects, applicants, and residents.
- Process all new resident move-in files and resident re-certifications in a timely manner according to Section 42/LIHTC guidelines and submit to compliance for final approval.
- Regularly update YARDI with memos, documents, and other information, as needed, to each resident profile.
- Assist the Property Manager in the enforcement of community rules and policies.
- Collection of rents and other monies due by the community residents, strong knowledge of ledgers, and accurate reconciliation of payments on the same day they are received.
- Accepts resident service requests in an accurate and prompt manner and enters in applicable software in live time.
- Assists in the resolution of resident questions and complaints.
- Ability to understand and utilize marketing plan for community. Knowledge of market surveys and ability to collect required data and analyze results to maximize community’s position within the local market.
- Assists with local property leasing & marketing activities.
- Complete regular property walks & participate in property upkeep plans. Regular cleaning of office area.
- Seldomly takes on role as acting property manager, when circumstances dictate the manager is away or otherwise not available.
- Represent your team, community, and the company in a polite and professional manner always.
- Other Duties as assigned by supervisor.

MINIMUM QUALIFICATIONS:
- Education and/or experience
- One to three years of related property management experience, preferred.
- High school diploma or equivalent, preferred.
e. LIHTC/ Affordable housing knowledge, preferred.
- ARM, CAM, HCCP, TCS or equivalent, preferred.
- Language Skills
- Ability to communicate clearly with others orally and in writing.
- Able to read and comprehend simple instructions, correspondence, & memos.
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees.
- Mathematical Skills
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Computer Skills
- Basic experience with Microsoft Office (Word, Excel, Outlook, Teams) & Property Management Software, required.
- YARDI experience, preferred.
- Reasoning Ability
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
- Strong leadership skills
PHYSICAL AND MENTAL DEMANDS:
Frequently must stand, sit for long periods of time, walk, reach with hands/arms, stoop, kneel, and crouch. Rarely must crawl, bend, or lift to 25 pounds.
