POSITION DESCRIPTION: SENIOR PROJECT MANAGER
Position Summary
The Senior Project Manager controls the schedule, cost, and quality of construction projects. The SPM acts as a liaison with owners, architects, engineering, subcontractors and tenants regarding project feasibility, cost, scheduling, completion, and close-out for multiple construction projects. The SPM will also maintain constant and effective communications and coordination with the team members, internal/external customers, and vendors.
Essential Duties And Responsibilities
The essential functions include, but are not limited to the following:
Manage and oversee multiple ongoing projects by effectively managing time and delegating tasks when required.
Read and understand work orders, plans, specs, safety rules, operating and maintenance instructions and procedure manuals.
Mastery of Procore records and log maintenance. Including, but not limited to drawings, sketches, and contracts.
Mastery of project budget, schedule, and deadline management.
Mastery of implementation and tracking RFQ and bid packages to subcontractors and vendors.
Mastery of creating and updating project schedule and three-week look ahead schedule.
Mastery of negotiating contracts, purchase orders, change orders, and other project costs.
Mastery in preparing and archiving meeting minutes.
Master of proactive project management by foreseeing project issues with scheduling, deliveries, and communication, and provide solutions.
Use problem solving skills to identify conflicts in construction progress and work with the project team to find a solution.
Manage company documentation per company guidelines.
Communicate effectively with the Field Operations about progress, scheduling, owner concerns, change orders, etc.
Compose take-offs and estimates.
Conduct project site visits.
Conduct subcontractor and owner meetings.
Coordinate BIM activities with architect and subcontractors.
Prepare and deliver close out and owners manuals.
Discuss and report follow-ups with project team, clients, and subcontractors/vendors.
Collaborate with partners to create a meaningful experience and a successful project for the client.
Readily share knowledge and experience with coworkers.
Answer all questions from all team members, clients, owners, and subcontractors.
Mentors, coach, and develop fellow team members.
Minimum Qualifications (Knowledge, Skills, And Abilities)
Bachelors degree in Construction Management or associated field, and/or equivalent professional experience.
15 years of experience in construction management for building construction.
10 Hour OSHA Certified.
Experience with BIM systems and principles.
Experience with MEP systems coordination process.
Experience with estimating methods and systems.
Exceptional knowledge of the principles of engineering and architecture related to design and construction.
Exceptional analytical and problem-solving skills.
Excellent verbal and written communication skills.
Excellent interpersonal and customer service skills.
Excellent organizational skills and attention to detail.
Excellent time management skills with a proven ability to meet deadlines.
Ability to prioritize tasks and delegate when necessary to maintain project schedules.
Ability create and follow a self-sufficient plan of action to accomplish project goals.
Proficiency with Microsoft Office Suite, Procore, Bluebeam, and MS Project.

Salary : $140,000 - $185,000
