Housing Manager
The Housing Manager oversees and coordinates the housing operations of the MV Malaspina, ensuring quality service and accommodation for residents and guests. This role is responsible for managing resident relations, housing maintenance, safety compliance, and food service operations. Additionally, the Housing Manager supervises the galley operations to ensure efficient meal service and adherence to food safety regulations.
Supervisory Responsibilities
- Recruit, interview, hire, and train housing and kitchen staff.
- Oversee the daily housing operations and general maintenance aboard the MV Malaspina.
- Provide constructive and timely performance evaluations.
- Handle employee discipline and terminations in accordance with company policy.
Duties/Responsibilities
Housing Operations
- Oversee day-to-day housing operations, ensuring a clean, safe, and functional living space for staff.
- Create, maintain, and update a shared system to track room status, including occupancy details, change log, and associated dates to ensure accuracy and completeness.
- Conduct routine inspections of staff housing facilities to ensure all areas meet safety and quality standards.
- Act as the primary point of contact for residents regarding housing concerns, maintenance issues, and accommodations.
- Ensure timely resolution of maintenance issues, coordinating with maintenance teams and third-party vendors as needed.
- Respond to compliance audits and implement required improvements.
Kitchen Operations & Food Service
- Oversee the daily operations of the cafeteria-style galley, ensuring meals are prepared and served efficiently.
- Supervise and support kitchen staff, approving meal planning and menus, ensuring food quality, portion control, and accommodation of dietary restrictions and preferences when possible.
- Maintain compliance with food safety, health regulations, and sanitation standards.
- Monitor kitchen inventory, supply orders and ingredients preserving cost management.
- Ensure proper maintenance and cleanliness of kitchen facilities and equipment, coordinating repairs as needed.
Resident Relations
- Coordinate staff arrivals, departures, and airport transportation to ensure seamless transitions into and out of housing.
- Create and distribute routine announcements, store run schedules, and procedural updates to keep residents informed and prepared.
- Address resident complaints or conflicts, ensuring timely resolution and maintaining a positive living environment.
- Manage special housing requests and accommodation when necessary.
Budgeting & Resource Management
- Develop and manage the housing operational budget, ensuring financial efficiency.
- Control costs by optimizing housing resources, reducing waste, and negotiating with vendors.
- Ensure financial goals are met, including cost control and revenue optimization.
- Manage procurement of supplies, equipment, and contracts with third-party vendors for essential services.
Facility Maintenance & Safety
- Work with facility maintenance teams and external contractors to ensure routine maintenance, repairs, and inspections are reported and resolved in a timely manner.
- Oversee preseason startup, ensuring all rooms are prepared, fully operational, and ready for resident check-in.
- Manage end-of-season shutdown, ensuring rooms are properly secured, cleaned, and decommissioned as needed.
- Maintain accurate inventory of housing supplies, linens, and facility equipment.
Management & Compliance
- Regularly review and update housing agreements, forms, orientation materials, safety protocols, and service standards related to staff accommodations to maintain compliance and best practices.
- Maintain compliance with fire codes, OSHA regulations, food handler certifications, DEC health standards, and other applicable legal requirements.
- Ensure compliance with workplace safety regulations, risk management policies, and operational procedures.
- Responsible for creating, monitoring, and managing department budgets and capital expenditures for housing operations while controlling costs and maintaining service standards.
- Perform other duties as assigned.
Required Skills and Abilities
- General knowledge of vessel arrangement and ability to recognize potential situations that could be detrimental (fire, flooding, etc.) to the vessel.
- Knowledge of vessel security procedures and emergency contact procedures.
- Sufficient knowledge of property management, hospitality, or housing operations.
- Excellent communication and interpersonal skills, including the ability to handle interpersonal conflicts and complaints professionally.
- Strong leadership and supervisory skills, with the ability to coach and manage a diverse team.
- Excellent problem-solving, conflict resolution, and crisis management abilities.
- Ability to work in a fast-paced, high-pressure environment.

- Ability to travel locally or regionally as needed.

Education and Experience
- High school diploma or equivalent level competency in reading, writing, and mathematics.
- Minimum three years of experience in property management, housing coordination, hospitality, or guest services operations.
Technical Proficiency
- General knowledge of office peripherals and relevant equipment.
- Proficiency in Microsoft Office Suite.
- Ability to operate or learn specialized software, equipment, tools, or systems related to the role.
Certifications/Licenses
- Valid driver’s license with a clean driving record, meeting the requirements of the company’s auto insurance carrier.
- Must be at least 21 years of age.
- Current State of Alaska food handlers’ card or ability to obtain.
- CPR/First Aid Certification or ability to obtain.
Physical Requirements
- Availability to work irregular hours, including evenings, weekends, and holidays, based on operational needs.
- Ability to stand and walk for prolonged periods.
- Ability to sit at a desk and work on a computer for prolonged periods.
- Ability to lift and carry up to 25 pounds when necessary.
- Perform other duties as assigned.
