What are the responsibilities and job description for the Maintenance Technician position at Wasatch Group?
This at-will position will assist and support the required maintenance necessary to maintain curb appeal and the overall appearance and quality of the community, including, but not limited to, making ready of units, maintenance for current residences, maintaining grounds and recreational facilities, and cross training in all aspects of the maintenance role under the direction of the Maintenance Supervisor and Community Manager.
ESSENTIAL FUNCTIONS:
The following list of functions is descriptive of the work to be performed but it should not be construed as an exhaustive list of responsibilities, functions, or tasks that the job may require.
- Performs general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, painting, glass replacement, etc.
- Responsible for timely completion of all phases of apartment make-ready work, troubleshooting, and repair of most major and minor mechanical systems.
- Responsible for unsupervised, timely completion of occupied apartment service requests in accordance with predefined company and community standards.
- Responsible for all aspects of maintenance of the community, including resident satisfaction and contribution to community occupancy goals.
- Participates in preventive maintenance programs and ongoing maintenance and repair of all mechanical systems of the community, to preserve and maintain the asset.
- Must be able to perform administrative support duties for maintenance related activities; completes and submits Maintenance Checklist.
- When called upon, performs groundskeeper responsibilities.
- Follows all applicable safety rules and regulations.
- Maintains professional and technical knowledge.
- Contributes to team effort.
- If in Colorado or Utah, assists with snow removal.
NON-ESSENTIAL FUNCTIONS;
- Assists with other duties as assigned.

Minimum Qualifications:
- High School Diploma or general education degree (GED) with two years related experience performing maintenance work.
- Ability to operate various hand tools and power equipment used in community maintenance.
- Ability to follow detailed oral/written instructions.
- Ability to operate a motor vehicle.
- Deal effectively with co-workers and the public.
- Walk, stand, and kneel for prolonged periods, climb a ladder.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

May be required to lift/push/pull up to 75 pounds; subjected to mechanical/electrical/chemical hazards; work outdoors in a wide disparity of environmental conditions; manipulate hand tools while exerting moderate physical strength or while in cramped/strained positions; exposed to dust/fumes; wear protective clothing; work irregular hours. The job involves standing, stooping, bending, lifting, pushing, kneeling, etc. climbing stairs and walking, or its equivalent up to 5 miles for the entire shift. All job functions will be completed in a variety of environmental conditions including adverse weather and extreme temperatures.
