The Mechanical Systems Technician is responsible for the operation, maintenance, and repair of heating, ventilation, and air conditioning (HVAC) systems, including boilers, air handling units, and the Building Automation System. This role ensures optimal environmental conditions by monitoring system performance, performing preventive maintenance, and troubleshooting issues as needed. The technician also assists with inventory management, procurement, and maintaining detailed records of work performed.
Essential Job Duties and Responsibilities:
- Responsible for the operation and maintenance of all heating, ventilation and air conditioning equipment.
- Operate Building Automation System, design and build systems graphics, monitor and interpret data, and make necessary adjustments to provide a comfortable environment.
- Operate and maintain primary heating, domestic hot water, and steam boilers.
- Operate and maintain air handling equipment and related components, (i.e. filters, motors, coils, dampers etc.)
- Inspect and maintain cleanliness of room air distribution systems, (i.e. fan terminal units, vav units, supply and return registers).
- Perform preventative maintenance of all heating, ventilation and air-conditioning equipment.
- Participate with the procurement of supplies, materials, and equipment.
- Maintain inventory of supplies, materials, and equipment in the Mechanical and Electrical Systems Department.
- Read and interpret meters and gauges. Study and interpret blueprints, schematics, and diagrams of HVAC systems and equipment.
- Maintain records of work performed, keeping work orders on Famis up to date.
- Maintain cleanliness of work and storage areas, mechanical rooms and tools used in the performance of duties.
- Perform other related activities as assigned by the Manager of Mechanical and Electrical Systems.
Minimum Qualifications:
Minimum Required Knowledge, Skills and Abilities:
- High school diploma or GED equivalent.
- Two (2) year’s successful work experience in the operation and maintenance of a powerhouse, commercial, instructional or industrial HVAC mechanical systems. In lieu of experience listed above, a minimum of seventeen (17) credit hours of coursework at the college level in the following areas may be considered: boiler operations (3), heating systems (3), power plant refrigeration (3), heating controls (3), pneumatic temperature controls (2), and heating fundamentals (3).
- Demonstrated ability to read, write and interpret written instructions, read and interpret blueprints, schematics, and diagrams, meters and gauges.
- Demonstrated ability to climb a ladder 15 feet and lift 60 pounds to a height of 3 feet above the floor.
- Demonstrated ability to travel from building to building and floor to floor in multiple level buildings as well as work in confined, concealed, and noisy spaces.
- Ability to use a microcomputer and knowledge of spreadsheets, databases, and word processing application software.
- Possess a valid Michigan Driver’s license.
- Able to accept temporary shift changes with minimum notice.
