Overview
We are seeking a dedicated and organized Property Manager to oversee the daily operations of our single-family residential properties. The ideal candidate will possess strong administrative skills, a thorough understanding of property management practices, and a commitment to maintaining high standards of tenant satisfaction. This role requires effective communication, attention to detail, and the ability to manage multiple tasks efficiently.
Duties & Responsibilities
1. Tenant Management:
- Maintain tenant relationships and rapport in a professional manner.
- Collect rents and late fees.
- Initiate evictions and onsite late notices.
2. Property Oversight:
- Utilize provided property management software.
- Walk the properties once annually and provide a report and pictures.
- Oversee all repairs and maintenance, ensuring completion prior to market.
- Pay vendors upon completion of repairs with tenant-signed approval and receipts.
3. Financial Management:
- Balance the books and maintain a ledger.
- Provide reports and annual 1099 for each property.
4. Marketing:
- Market the homes through several platforms and cooperate with other agents to lease out properties.
5. Regulatory Compliance:
- Responsible for paying all fees and dues required by TREC, the local board, and Perpetual Realty Group if applicable to maintain an active real-estate license in the State of Texas.
Job Type: Full-time
Pay: $54,836.00 - $59,200.00 per year
