We are expanding our portfolio and seeking a dedicated and experienced Property Manager to join our team.
Job Summary:
The Property Manager will oversee a portfolio of short-term rental properties, ensuring their optimal operation, maintenance, and profitability. The ideal candidate will have a strong background in property management, excellent communication skills, and a customer-focused approach. This role requires a proactive individual who can manage multiple properties efficiently and effectively. The Property Manager will also oversee a team responsible for guest communications while also handling broader operational tasks. Candidates must be hospitality-minded.
Key Responsibilities:
1. Property Management:
- Oversee the day-to-day operations of a portfolio of short-term rental properties.
- Ensure properties are well-maintained, clean, and in good repair.
- Coordinate regular maintenance and repairs.
- Manage relationships with contractors, vendors, and service providers.
- Conduct regular property inspections to ensure compliance with company standards and local regulations.
- Communicate with clients as necessary to address concerns about their properties.
2. Team Oversight:
- Supervise a team responsible for guest communications, including responding to inquiries, handling check-ins and check-outs, and addressing reviews and feedback from guests.
- Provide training and support to team members to ensure high standards of customer service.
- Monitor team performance and implement improvements as needed.
3. Guest Services:
- Provide support in escalated guest interactions and resolve complex issues promptly.
- Ensure the guest experience is seamless and exceeds expectations.
4. Administrative Duties:
- Maintain accurate records of property expenses, income, and occupancy rates.
- Ensure compliance with all local, state, and federal regulations regarding short-term rentals with the assistance of general counsel.
- Assist in the development and implementation of company policies and procedures.
5. Business Development:
- Identify and secure new properties for the company's portfolio.
- Build and maintain relationships with property owners and potential clients.
Qualifications:
- Bachelor's degree in Business, Hospitality Management, Real Estate, or a related field preferred but not required with sufficient experience.
- Some experience in property management.
- Must have a valid Arkansas real estate license.
- Strong understanding of the short-term rental market and best practices.
- Excellent communication and interpersonal skills.
- Ability to work independently and manage multiple properties simultaneously.
- Strong problem-solving skills and attention to detail.
- Availability for on-call time as needed.
- Willingness to pursue the Certified Property Manager (CPM) designation (expenses covered by Weekender Management).
