Job Description
I. TITLE OF JOB: Maintenance Manager
II. REPORTS TO: Executive Director
III. HEADQUARTER: Community
IV. QUALIFICATION STANDARDS
A. EDUCATION
It is preferred the Maintenance Manager has a High School diploma or equivalency. It is preferred that the Maintenance Manager holds a license in air conditioning, heating, or two of the technical trades with related coerces in electrical and plumbing.
B. EXPERIENCE
It is preferred that the Maintenance Manager has one year supervisory experience in long-term care, hospital, home health or other healthcare facility working in maintenance. It is required that the Maintenance Manager has two years experience in maintenance, preferably in long term care, hospital, home health, or other healthcare facility.
C. SKILLS REQUIRED
1. Problem Solving: Identifies and resolves problems in a timely manner, gathering and analyzing information to develop alternative solutions both alone and with groups.
2. Customer Service: Manages difficult or emotional residents, family members, and employee situations, responding promptly to their request for service and assistance, while soliciting feedback to improve service ensuring that commitments are met.

V. DUTIES AND RESPONSIBILITIES
The duties and responsibilities of the Maintenance Manager include planning, organizing, developing and directing the overall operation of the Maintenance Department for buildings, grounds and equipment. These responsibilities must be in accordance with current federal, state and local standards, guidelines and regulations governing this Community, and as directed by the Executive Director, to assure that the Community is maintained in a safe and comfortable manner.
VI. FUNCTIONS OF THE JOB
A. ESSENTIAL
The following job functions have been determined to be essential to the position. Management reserves the right to modify the list and other functions as deemed necessary.
1. Plan, develop, organize, implement, evaluate and direct the Maintenance Department, its’ programs and activities, and coordinate those services and activities with other related departments.
2. Conduct regular rounds of the Community to check all plant maintenance areas to assure the quality control and safety, health and welfare of residents, employees and others within the Community, and correct or report equipment failure or damage to administration immediately.
3. Check air conditioning and heating units, fire alarm and emergency generator system and document test results as required.
4. Check pump station and breaker panels and washers and dryers in laundry room.
5. Make daily repairs to equipment as necessary.
6. Check water and boiler temperature, dietary cooking equipment, gas pressure, kitchen hood, sprinkler system, cooling equipment, public address system, fire extinguishers and alarms, fire doors, electrical outlets, etc.
7. Interpret the department’s policies and procedures to employees, residents, visitors, government agencies, etc.
8. Complete forms, reports, evaluations, studies, etc. to assure control of equipment and supplies.
9. Submit accident and incident reports.
10. Inspect storage rooms, workrooms, utility and janitorial closets, etc. for upkeep, supply control and safety.
11. Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of that plan to administration.
12. Delegate a responsible staff member to act on your behalf when absent from the Community.
13. Assist in identifying, evaluation and classifying routine job related maintenance functions to ensure that universal precautions are carried out within the Community and that they comply with policy.
14. Review departmental complaints and grievances from personnel, residents, visitors, etc. and make written reports to administration of action to be taken for correction.
15. Serve on related committees to determine guidelines or objectives.
16. Meet with and solicit recommendations for departmental improvement from other department supervisors.
17. Inventory and request needed supplies to perform assigned tasks.
18. Maintain confidentiality of all resident information and Community business.
19. Recognize and respond to maintenance emergencies and document observations, interventions, and outcomes.
20. Maintain temperature control and good repair of physical plant, both inside and out, including but not limited to resident call lights, door alarms, plumbing, heating, air conditioning and other electrical units, nursing and other department equipment such as wheelchairs, etc., maintaining humidifiers, buffing and stripping floors, shampooing carpet, change oil in tractors, spot removal, lawn maintenance, community vehicles, etc.
21. Maintain privacy and confidentiality of records and other information relating to residents, employees and the Community.
22. Perform assigned tasks in accordance with Community policies and procedures and as instructed by the Executive Director.
23. Notify supervisor of pending absence or tardiness with the time frame described in the personnel handbook.
24. Establish and encourage an atmosphere of optimism, warmth and interest in residents’ personal and health care needs.
25. Supervise and/or assist in driving residents to medical or recreational facilities.
26. Follow established smoking regulations and report violations.
27. Perform other related duties as assigned by the Executive Director.
B. OTHER DUTIES
In addition In addition to the essential job functions described above, the following job functions are important to the proper fulfillment of duties:
1. Complete forms, reports, evaluations, studies, charting, etc. that are not considered as essential functions.
2. Inventory, identify, purchase and monitor equipment and supplies.
3. Update job descriptions in the Maintenance Department to comply with the mandates of the Americans with Disabilities Act.
4. Maintain a reference library of maintenance materials to assist the Maintenance Department in meeting residents’ needs and complying with state and federal regulations.

Nursing equipment (wheelchairs, oxygen tanks, van equipped for wheelchairs, etc.)
Miscellaneous maintenance and cleaning equipment and supplies
VIII. PHYSICAL STRENGTH REQUIRED
Frequent body movements include, lifting, moving, transferring, bending (static forward bending), stooping/squatting and reaching. Able to do heavy lifting, pushing, pulling and/or carrying of objects weighing up to 50 pounds unassisted with twisting and turning of trunk. Ability to stand and walk for prolonged periods of time.
IX. ENVIRONMENTAL CONDITIONS
Because the essential functions of the job of the Maintenance Manager often require exposure to bodily functions and infectious waste, diseases, odors and other situations associated with health care, including but not limited to exposure to AIDS, HIV and Hepatitis B viruses involving Risk Classification Categories 2 and 3, environmental and safety conditions will fluctuate. To be qualified for the position of Maintenance Manager, an applicant/employee will have the ability to work in an environment conducive to caring for residents without posing a substantial safety or health threat to self or others.
