The selected candidate will have daily on-site monitoring of projects in construction for quality assurance, schedule monitoring, cost control, and conflict resolution. An employee in this class inspects construction progress, materials and works on construction projects ranging from a small renovation to the erection of a multi-story office, classroom, or residential structure containing sophisticated or specialized equipment, controls, or decor. The work requires understanding of construction processes, means and methods of construction, construction contracts, and thorough analysis of specifications and drawings. Also, it involves checking that construction is performed within prescribed safety measures, notifying contractors of construction materials which must be submitted for testing and approval, and ensuring materials and samples are received, identified, and approved by the designer of record, and that they align with the university's design standards.
Responsibilities include:
- Reviews and becomes familiar with drawings and specifications during the design phase to become familiar with the program, design, and technical requirements of the project
- Monitors construction sites including daily walk-throughs
- Monitors construction quality and adherence to drawings and specifications
- Checks to see that construction is in conformance with codes and approved plans and specifications
- Provides daily logs and weekly reports on overall progress of project relative to the established schedule and conformance to the contract documents
- Reports late start or lagging activities
- Prepare lists of all materials each contractor must submit for approval
- Monitors contractors and design professional adherence to the submittal schedule
- Ensures that all materials samples are properly received, identified and inspected
- Ensure that all materials which require testing are field tested or sent to appropriate laboratories
- Observe work in progress for safe working practices
- Coordinates with University staff access to the site and other facilities
- Photographs work which may be in dispute and which may soon be covered
- Assists the Manager of Design and Construction in conflict resolution which affects quality, cost, or schedule
- Resolve minor conflicts that do not affect project scope, budget, or schedule
- Reviews applications for payment and change orders for reasonableness and accuracy
- Reviews contractors' monthly estimates and may assist contractors in preparing estimates to facilitate payments
- Attends or conducts job conferences involving contractors, design professionals, and inspectors when requested by the Manager of Facilities Design and Construction
- Performs related work as required
Minimum Qualifications
- Three years of progressively responsible experience as a carpenter, mason, bricklayer, roofer-tinsmith, or structural iron worker which included one year of experience in the inspection of building construction and equipment installation, and an associate's degree in Civil Engineering Technology, or a closely related field;
- Two years of progressively responsible experience in the inspection of commercial construction and/or major renovation work, which required reading or interpreting plans and specifications involving structures and equipment installation, and an associate's degree in Civil Engineering Technology or a closely related field;
- Any equivalent combination of experience and training
- Valid driver license
Preferred Qualifications
- 5 or more years' experience on an active construction site as a carpenter, electrician, mechanic, or plumber
