Position has the direct responsibilities for performing various levels of daily and project functions in the following established core areas: HVAC, horticulture, carpentry, electrical and plumbing. Daily and project assignments will be assigned in direct skill relationship to the employees established expertise level in each of the core areas.
Salary Grade (7) 21.07 - 26.33 - 31.60
The position will also perform additional assigned duties and projects outside the established core areas as directed by the Facilities Manager. These duties and projects could include but are not limited to snow removal, loading and unloading of materials and equipment, assist with maintenance of corporate fleet, transportation of materials, equipment and other Company items and/or personnel, internal and external individual and departmental relocation, delivering of requested supplies, and providing timely assistance and solutions to employee and departmental requests.
This position will perform basic housekeeping tasks in the WRG corporate facility. This may include but not be limited to routine daily checks/cleaning of lobbies, corridors and stairwells, conference rooms, coffee stations and break rooms and restrooms. This may include floor care such as vacuuming carpet, sweeping mopping and buffing vinyl floors. Also may be responsible for outdoor patios and break areas.
The position will also assist in the development, implementation and administration of a proactive maintenance program for all corporate facilities and related equipment.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
The position has the responsibility for performing functions, assignments, and projects within the scope of the five core areas of the position. These five core areas include HVAC, horticulture, carpentry, electrical and plumbing. These functions, assignments and projects are identified below with a brief description of normal duties.
HVAC: Must develop a solid fundamental knowledge of the complete HVAC system including the working functions of the various fans, compressors, boilers, VAV boxes etc. Should have a comfortable level of knowledge as to how each separate component works within the system. This will enable you to troubleshoot and diagnose slightly more complicated heating and cooling problems and take appropriate action. Call in appropriate service personnel if repairs cannot be made promptly on site. Should be comfortable and have a good working knowledge of the automated HVAC control system. Adjust temperatures seasonally or as needed and to restart failed systems. Work with contractor on scheduled updates and service. Will occasionally climb ladders to service and change filters on various VAV boxes.
Horticulture: Will assist in planting and care of all types of landscape plantings. This will include weed control and pruning. Will be involved in turf care, including mowing, trimming and preventative maintenance of necessary equipment as well as occasional repair. Will be responsible for fertilizing, and occasionally applying pesticides in appropriate and supervised situations. This position will water exterior plants and assist in the maintenance of automated irrigation systems, including seasonally adjusting station run times and monitoring results. This position will be heavily involved in spring and fall cleanups.
Carpentry: This position will assist in repairs of doors, windows, walls, flooring and furniture within the context of skill level. Extensive painting is involved at times. Occasional comprehensive office renovation is required.
Electrical: This position will troubleshoot and diagnose electrical problems as they arise and seek a solution, or notify appropriate service personnel. This would routinely involve checking and resetting circuit breakers etc. Occasionally, you will need to troubleshoot wiring in modular cubicle systems. Will change light bulbs and ballasts. Will occasionally need to repair/replace simple switches and outlets.
Plumbing: This position will troubleshoot and remedy routine plumbing repairs such as clogged drains and leaking faucets. On occasion, you will need to replace valves, faucets or fixtures. In the event of more serious problems, you may need to determine whether appropriate outside vendors are necessary.

Snow removal using snow blowers and shovels and operation of truck mounted plow and salt spreader.
Assist in Corporate fleet maintenance: Routine checks and transport to repair/service centers.

Coordination of all internal and external individual and departmental relocations.
Delivering requested materials and supplies.
Providing timely assistance and solutions to employee and departmental requests.

Education and/or Experience
High School Diploma
At least 4 year’s comprehensive work experience in the five core areas
Ability to interpret and read blueprints
Ability to perform multiple tasks and priorities within an ever-changing work environment
Basic PC skills: Comfortable with Microsoft Word and Excel, UltiPro (Time management) and Lotus Notes
Excellent verbal and written communication skills
Strong interpersonal skills
Language Skills
Ability to read and comprehend instructions. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write simple correspondence and effectively communicate with Company personnel and vendors in a professional manner.
Reasoning Ability
Position requires the individual to apply common sense, understanding, reasoning and sound judgement coupled with strong maintenance experience to properly evaluate and analyze various situations. Individual should offer suggestions and improvements for all aspects of the area’s day-to-day operation and equipment.

In addition to the normal 5 day work week, occasional Saturdays are required. Rarely, emergency weekends and/or overtime is required.
