Right of Way Agent
Western States Land Services, LLC is seeking a career-minded professional for its Right of Way Agent position in Loveland, Colorado.
JOB SUMMARY:
Perform a range of activities associated with the planning and acquisition of permits and land rights for various clients in the state of Colorado. Some travel to job site locations and field meetings will be required.
ESSENTIAL DUTIES:
- Prepares easements, agreements and purchase documents for client review.
- Negotiates with property owners for right-of-way and access.
- Meets with the public to discuss right-of-way issues as necessary.
- Assists in the routing/siting and permitting of linear utility projects including researching government regulations and participating in public meetings.
- Prepares necessary right-of-way permits as required for approval by governmental agencies, ditch companies, utilities, and railroads.
- Prepares market analyses to determine real estate values and acquisition cost estimates.
- Preparing and interpreting land descriptions.
- Prepares written reports documenting negotiations and the acquisition process.
- Consults with construction and engineering personnel to address land owner concerns.
- Attends onsite and offsite client meetings.
- Visits construction sites to monitor progress.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
- Strong analytical skills and logical thought processes, with the ability to identify and resolve complex issues/problems.
- Ability to work with a team, take direction from supervisor(s), excellent attention to detail, follow established procedures and meet established work schedules.
- Ability to organize, schedule and prioritize departmental and individual work to meet various schedules and objectives.
- Ability to communicate effectively, both verbally and in writing.
- Ability to successfully perform the required and expected duties with minimal direct supervision.
- Must be able to successfully perform multiple tasks within strict deadlines.
- Ability to organize work effectively, reprioritize as new demands arise, and maintain strict confidentiality.
- Must have computer knowledge relating to Microsoft Office products.
WORK ENVIRONMENT
Remote. Work is in an environment with constant interruptions under a moderately heavy work load with frequent tight deadlines. Work outdoors may be required on occasion in all types of weather conditions. Work is in an environment with constant interruptions under a moderately heavy work load with frequent tight deadlines. May require dealing with angry, frustrated or upset individuals on occasion.
QUALIFICATIONS
- Bachelor’s degree or finishing Bachelor’s degree in a related field preferred.
- A combination of education and directly related work experience will be considered.
- A valid driver's license and a good driving record are required.
