Job Summary

This is an Assistant Project Manager (APM) position that represents both the Project Owner and the General Contractor (GC). The APM will play a crucial role in supporting the successful execution of a retail and residential development at Monmouth Square by overseeing project activities, ensuring compliance with contract documents, and facilitating effective communication between stakeholders.

The APM will be responsible for assisting in monitoring project progress, reviewing construction contracts, evaluating and tracking change order requests, tracking and following up on RFIs, analyzing budget modifications and anticipated cost reports, generating project schedule and cost updates, and reporting on various aspects of the project. Additionally, the APM will be tasked with generating punch lists, following up on completion status with regular reports, and other tasks assigned to ensure the project is built on schedule, within budget, and in accordance with plans and specifications.

The ideal candidate should have experience in both retail and residential construction, possess strong organizational and time management skills, and be proficient in reviewing construction documents, analyzing pay requisitions, and using AutoCAD and Bluebeam.

WORK HOURS:

Weekdays 7 am to 5 pm; Saturdays 7 am- 1pm, as required.

RESPONSIBILITIES:

Assisting the Project Manager, with all aspects of project from inception thru completion:

  • Assist with preconstruction efforts including but not limited to permitting, trade contract review, analysis, tracking & reporting, bid packages analysis, review, reporting.
  • Manage all aspects of the project from inception thru completion including the CO (Certificate of Occupancy) process.
  • Assist in managing day-to-day project operations, ensuring compliance with scope, budget, and schedule.
  • Understand tenant leases and landlord work letters, ensuring compliance with lease obligations and construction requirements.
  • Monitor, review, and track construction contracts to ensure compliance with project requirements.
  • Evaluate and track change order requests, assessing potential impacts on scope, budget, and timeline.
  • Track and follow up on RFIs (Requests for Information), ensuring prompt responses and resolution.
  • Analyze budget modifications and anticipated cost reports, identifying potential financial risks and providing recommendations. makes out delivery schedules, using a bar graph method or critical path method. Ensure that the shop items are on the bar graph or CPM.
  • Generate and maintain project schedule updates, tracking milestone achievements and identifying potential delays.
  • Generate punch lists and follow up on completion status, preparing regular reports on outstanding items.
  • Assist with additional tasks assigned to maintain project efficiency and compliance.
  • Review construction documents, identifying discrepancies or conflicts.
  • Follow up on shop drawings, submittals, or the detailed drawings of project.
  • Review and analyze pay requisitions, verifying work completion and ensuring accuracy in billing.
  • Utilize AutoCAD and Bluebeam for reviewing, coordinating, and marking up construction documents.
  • Maintain and update all relevant project documentation, ensuring accurate records throughout the construction lifecycle.
  • Attend and lead project field meetings, provide minutes of meetings, develop follow-up lists
  • Enforce safety on the job.
  • Provide regular project updates and reports to the project owner and stakeholders.
  • Facilitate communication between owners, general contractors, subcontractors, and consultants, ensuring alignment across all parties.
  • Prepare and distribute meeting minutes, status reports, and action items.
  • Establish delivery time for materials, equipment, or labor, based on when they will be required and when they can be acquired, and determines the lead time required for acquisition.
  • Serve in a quality control capacity, making sure that the materials used are those specified for the project, and work performed by subcontractors complies with the drawings.
  • Keep records of all deliveries.
  • Keep track of equipment.
  • Ensure all federal, state, and local codes applicable to the project are adhered to.
  • Ensure all code required inspections, including 3rd party inspections, are performed, and completed successfully.
  • Ensure all code required tests are performed and that results meet codes and specifications.


REQUIREMENTS:

  • Requires Architect, Engineering, Construction Management or related Bachelor’s degree or equivalent years of related experience.
  • Requires 5 years of experience in Retail/Commercial and Stick frame Multi-Family Residential Construction.
  • Knowledge of Revu Bluebeam/AutoCAD is a must.
  • Requires working knowledge of various construction disciplines, cost control, scheduling, safety regulations, engineering drawings and other documents required.
  • Requires superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential both within the internal project team and externally with consultants
  • Requires knowledge of the shop drawing submittal process.
  • Requires the ability to read and comprehend building plans and specifications and able to comprehend and recognize safety standards and issues.
  • Requires the ability to identify and report clearly critical deadlines.
  • Requires understanding of construction contracts, retention, releases.
  • Requires the ability to interact with all levels of personnel.
  • Must possess strengths in verbal and written communications; ability to adapt communications/presentations and deliver clear and concise reports and analysis to senior management.
  • Requires ability to meet deadlines and work in a structured corporate environment.
  • Requires the ability to be self-motivated and work independently with minimal supervision. Must possess a high degree of ethics and integrity.
  • Requires ability to maintain confidentiality of all company and customer information.
  • Understanding of critical path construction scheduling.
  • Ability to develop or maintain relationships with subcontractors and project consultants

  • Ability to work without direction, maintaining confidentiality and professionalism.

  • Able to work in confined spaces, indoors and outdoors in all climates, this includes working in extreme weather conditions such as snow, rain, storm, heat, etc. and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs.
