Essential Roles and Responsibilities:
Under the supervision of a Project Manager, your roles and responsibilities as Assistant Project Manager would encompass the following:
- RFI's - Monitor RFI status and maintain the RFI log. Generate RFIs and distribute all answered RFIs to appropriate parties. Notify subcontractors, suppliers, A/E, and Owner for delinquent RFI responses. Review RFI responses to make sure that they sufficiently answer the initial question
Update RFI log weekly, generate RFI status reports for use in weekly meetings - Submittals - Coordinate with the Architect at the beginning of the job to create a submittal log. Oversee the system (submittal log and any software that is used on the job) that gathers, generates, submits, tracks, distributes, and maintains all submittals on the project. Ensure that all submittals are properly reviewed for conformance to the Contract Documents prior to submittal to the Architect.
- Procurement - Identification of long lead items and tracking. Interfacing with subs/vendors to schedule deliveries. Integrating procurement with project schedule. Maintain delivery logs for shipments to the jobsite (as required).
- Schedule Mgmt. - Walking the site with the schedule and accurately recording information for updates. Interviewing subcontractor employees about completed tasks, productivity and projected completion dates. Making schedule updates in the software. Proficiency in utilizing all aspects of Primavera to produce accurate, logically correct schedules and updates.
- Contract Administration - General knowledge of the Prime Contract, General Conditions, Subcontracts, Purchase Orders. Full understanding of plans, specifications, schedule, QCE, etc.
Proficient in setting up and maintaining document control procedures. - Cost Management - Demonstrate an understanding of general construction accounting.
Familiarity with WCC job cost reports. Demonstrate a familiarity with the WCC budget update process including all components of the Monthly Budget / Progress Report. Should be able to assist the Project Manager with anything related to the budget, including change orders, invoices and payment applications.
Education/Experience Requirements:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
- 4 years’ experience in similar construction project types
