Job Summary
We are seeking a dedicated and experienced Portfolio Property Manager to oversee multiple properties within an assigned portfolio. The ideal candidate will possess strong leadership skills and a comprehensive understanding of property management, including leasing, maintenance, and customer relationship management. This role requires a proactive approach to ensuring the properties are well-maintained and that tenant satisfaction is prioritized.

Responsibilities

  • Manage day-to-day operations of assigned properties, ensuring compliance with company policies and procedures.
  • Assist and oversee property maintenance activities, coordinating with maintenance staff to address issues promptly.
  • Develop and maintain strong customer relationships to enhance tenant retention and satisfaction.
  • Negotiate lease agreements and renewals in alignment with company standards.
  • Implement administrative processes to streamline operations and improve efficiency.
  • Utilize AppFolio software or similar property management software for managing tenant information, payments, budgets and lease agreements.
  • Address elevated conflicts or concerns from tenants effectively, employing conflict management strategies as needed.
  • Conduct regular inspections of properties to ensure high standards of quality and safety.

Qualifications

  • Proven and successful experience in property management - LIHTC/HUD affordable housing experience a bonus.
  • Strong knowledge of property maintenance procedures and best practices.
  • Excellent customer relationship management skills with a focus on tenant satisfaction.
  • Exceptional leadership skills in building successful teams.
  • Strong phone etiquette and communication skills for effective interaction with tenants and vendors.
  • Administrative skills to manage documentation, reports, and compliance requirements effectively.
  • Ability to manage conflicts professionally while maintaining positive relationships.

  • Develop a succession pipeline, with at least one high-potential employee ready for promotion within 12 months.

  • Achieve an average client satisfaction score of 90% or higher in quarterly surveys.
  • Address and resolve 100% of client escalations within 48 hours.

  • Oversee adherence to company-standard operating procedures across 100% managed properties.
  • Identify and implement two cost-saving initiatives annually without compromising quality.

  • Ensure 100% compliance with local, state, and federal regulations across the portfolio.

Pay: $75,000.00 - $85,000.00 per year
