Position Summary : The Maintenance Supervisor is responsible for managing the maintenance and repair operations of a multifamily residential property. This role involves overseeing a team of maintenance technicians, ensuring that the property is well-maintained, and addressing tenant service requests in a timely and efficient manner. The Service Supervisor also plays a key role in maintaining the property’s operational standards and compliance with safety regulations.
Key Roles / Responsibilities :
- Supervise and mentor a team of maintenance technicians, including scheduling, training, and performance evaluation.
- Ensure that all maintenance staff are adequately equipped and follow established procedures and safety protocols.
- Conduct regular property inspections to identify maintenance needs and potential issues.
- Oversee the completion of routine and emergency maintenance tasks, including plumbing, electrical, HVAC systems, and general repairs.
- Ensure that maintenance tasks are completed in a timely manner and to high-quality standards.
- Address tenant service requests and complaints promptly and professionally.
- Communicate effectively with tenants regarding maintenance schedules, work progress, and any disruptions.
- Strive to provide exceptional customer service to enhance tenant satisfaction and retention.
- Maintain accurate records of maintenance activities, including work orders, inventory, and service contracts.
- Prepare and manage maintenance budgets, including tracking expenses and managing vendor relationships.
- Ensure compliance with property management software and reporting requirements.
- Ensure that all maintenance activities adhere to safety regulations and industry standards.
- Conduct safety audits and training sessions to ensure a safe working environment for all staff and residents.
- Stay updated on local codes and regulations to ensure property compliance.
- Respond to emergency maintenance requests outside of normal working hours as needed.
- Develop and implement emergency response plans for various scenarios, including natural disasters and significant system failures.
