Wilson Real Estate is seeking a highly organized and proactive Property Manager to oversee the day-to-day operations of our residential and/or commercial properties. The ideal candidate will be responsible for maintaining the value of the properties, ensuring tenant satisfaction, and maximizing profitability by effectively managing budgets, leases, maintenance, and tenant relations.
Key Responsibilities
- Tenant Relations
- Serve as the main point of contact for tenants, addressing inquiries, concerns, and complaints in a timely manner.
- Ensure tenant satisfaction by handling requests and resolving issues promptly.
- Manage tenant move-ins and move-outs, including inspections, lease signing, and deposit handling.
- Leasing and Marketing
- Manage property vacancies by advertising and showing units to prospective tenants.
- Screen and qualify prospective tenants through background checks and reference verification.
- Draft, negotiate, and manage lease agreements in compliance with property and legal requirements.
- Property Maintenance
- Schedule and oversee routine maintenance and repairs to ensure property is kept in excellent condition.
- Coordinate with contractors and service providers for larger maintenance projects and improvements.
- Conduct regular property inspections to identify potential maintenance issues.
- Financial Management
- Collect rent, manage tenant billing, and handle late payments or delinquencies.
- Develop and manage property budgets, ensuring expenses align with projections.
- Generate financial reports, including income statements, and oversee vendor payments and utility bills.
- Compliance and Regulations
- Ensure properties comply with local, state, and federal regulations, including safety and environmental laws.
- Stay updated on housing laws and landlord-tenant regulations to ensure compliance.
- Vendor and Contract Management
- Manage relationships with contractors, maintenance staff, and service providers.
- Negotiate service contracts and oversee performance to ensure cost-effective operations.
Required Skills and Qualifications
- Experience: Minimum of 3 years in property management or real estate.
- Education: Bachelor’s degree in Business Administration, Real Estate, or related field (preferred).
- Strong knowledge of property management software (AppFolio experience is a plus).
- Excellent communication and customer service skills.
- Strong organizational and multitasking abilities.
- Knowledge of budgeting, financial reporting, and basic accounting principles.
- Ability to handle conflict resolution and maintain positive tenant relations.
Preferred Qualifications
- Professional certification (e.g., Certified Property Manager (CPM), Real Estate License).
- Experience managing both residential and commercial properties.
Physical Requirements
- Ability to conduct property inspections, which may involve walking, standing, or climbing stairs.
This position starts at $30-$40/hour DOE.
Schedule is 8am-5pm Monday to Friday 8 hour shift
