As a key member of our team, you will be responsible for effectively managing, marketing, and maintaining the property, meeting financial objectives, and ensuring compliance with regulatory standards.
Responsibilities:
- Lead the management team to achieve property goals.
- Develop and implement effective marketing strategies to attract and retain residents.
- Manage the day-to-day operations of the property, including maintenance and repairs.
- Collaborate with senior management to establish rent levels and review rent schedules.
- Process timely and accurate move-ins, move-outs, recertifications, and renewals.
- Approve rental applications adhering to property standards and agency regulations.
- Follow company marketing policies and reporting requirements.
- Ensure tenant files are organized, complete, and accurate.
- Ensure Property Software Data is accurate at all times.
- Maintain compliance with state and federal program regulations.
- Ensure the property and grounds are well maintained.
- Direct maintenance teams to implement maintenance programs and controls.
- Report incidents, accidents, and injuries according to company policy.
- Resolve resident issues and conflicts in a timely manner.
- Prepare the annual budget for approval by senior management.
- Provide accurate financial reporting and monthly variance reporting.
- Solicit bids and process Purchase Orders and Invoices as needed.
- Ensure timely rent collection and deposit.
- Use company directives to screen, hire, and train new personnel.
- Promote staff efficiency and engagement through training and leadership.
- Conduct weekly staff meetings and embody Winn Guiding Principles.
