FACILITIES MAINTENANCE SPECIALIST-ADVANCED
Position Summary
Under the general supervision of the Buildings & Grounds Superintendent at the Wisconsin Veterans Home at King (WVHK), this position installs, maintains, repairs and replaces electrical-mechanical systems/equipment. The systems/equipment include food service, laundry, medical, communications, nurse call, lighting, power, heating, ventilating, air-conditioning (HVAC) and refrigeration components, in or on buildings or structures of the WVHK campus. All tasks are performed in accordance with industry standards, pertinent plans and specifications or job orders, regulatory guidelines, administrative codes, and Wisconsin Department of Veterans Affairs’ and WVHK safety requirements, commensurate with training, acquired knowledge, and learned/certified abilities.

40% A. Preventive Maintenance, Modification, Troubleshooting, Repair and Installation of
Electrical-Mechanical and Communication Systems and Equipment
A1. Install, repair and maintain 110/208 volt electrical systems, for lighting and power in
buildings or structures.
A2. Diagnose malfunctions in complex mechanical and electrical systems, and service/repair as
needed, or facilitate service/repair with contractors.
A3. Install, test and maintain electrical-mechanical installations per manufacturer’s
recommendations and pertinent codes for use.
A4. Install, repair and maintain communications equipment and security lighting.
A5. Follow blueprints and schematics, ensuring adherence to codes and regulations.
A6. Prepare requisitions for supply items, equipment and/or systems.
A7. Implement and update a recordkeeping and accounting system for all maintenance
performed.
15% B. Troubleshooting and Maintenance of Refrigeration and Air Conditioning Equipment
B1. Inspect, repair and maintain refrigeration and air conditioning equipment/systems.
B2. Install, repair and maintain portable air-conditioning units.
B3. Develop and implement preventive maintenance procedures through coordination with
HVAC/R Specialist and Supervisor for all air conditioning and refrigeration equipment.
15% C. Troubleshooting and Repair of Heating and Ventilating Equipment and Related
Auxiliary Equipment
C1. Diagnose heating and ventilating equipment malfunctions, and service/repair as needed.
C2. Perform general repairs and maintenance of pipes, steam traps, circulatory pumps, radiators
and convectors.
C3. Install new and rebuild heating and ventilating equipment.
C4. Inspect, repair and maintain fan volume-control devices, safety and protective devices.
C5. Make needed repairs on steam-generating and steam-distributing equipment.
15% D. Troubleshooting, Maintenance and Repair of Miscellaneous Equipment
D1. Maintain and repair food preparation and disposal equipment.
D2. Maintain and repair laundry equipment including washers, dryers, folders and ironer.
D3. Maintain and repair powered floor care and drain-cleaning equipment.
D4. Assist with maintenance and repair of medical, safety and recreational equipment.
D5. Inspect, repair and maintain security doors, elevators and auxiliary elevator equipment.
D6. Inspect, repair and maintain power tools and hand tools.
10% E. Grounds Maintenance
E1. Clear snow and obstacles from walkways, doorways and streets.
E2. Operate heavy equipment as needed.
E3. Maintain lawns and flower beds.
E4. Inspect, repair and maintain structures.
5% F. Repair of Water and Wastewater Distribution Systems
F1. Make minor repairs on water and wastewater distribution systems.
F2. Install and maintain systems, such as pumps, valves and other related equipment.
F3. Troubleshoot, service and adjust water softener systems.
Environmental Conditions
The environment is a multi-building, multi-acre long-term skilled healthcare facility. Work is often performed in narrow, confined, and occasionally poorly ventilated spaces, with hazards such as electricity and power equipment. Work involves water, steam, petroleum products, liquid oxygen, refrigerants or other liquids such as acids or caustic chemicals. The facility has a network of underground tunnels which connect various buildings and access to certain work areas.
Knowledge, Skills and Abilities
1. Knowledge of techniques for preventive maintenance and repair of HVAC, refrigeration, chill-water
and other building mechanical systems
2. Knowledge of the principles, methods and practices for safe operation of power tools and heavy
equipment
3. Knowledge of operations and maintenance principles and practices required in asbestos-containing
environments
4. Knowledge of procedures and practices required for Lockout/Tag out, Confined Space Entry, Hot
Work, Hazard Communication, and Spill Prevention
5. Knowledge of the safety techniques, tools, and materials used in the electrical and mechanical
trades
6. Skill in verbal and written communication
7. Ability to employ proper Personal Protective Equipment (PPE) commensurate with assigned duties
8. Ability to interpret blueprints, specifications and schematics
9. Ability to repair, troubleshoot, and install mechanical, pneumatic, electrical, and related system
components
10. Ability to use test equipment to inspect and determine the safety/functionality of tested unit
11. Ability to establish and maintain working relationships
12. Ability to observe and react to hazards and changing conditions in the environment
13. Skill in computer use, including Microsoft Office Suite or comparable applications
14. Knowledge of recordkeeping principles and practices
15. Knowledge of procedures and requirements for submitting supply requisitions
16. Knowledge of Material Safety Data Sheet/Safety Data Sheet requirements
17. Knowledge of the regulations, standards and practices related to patient rights and privacy,
including the Health Insurance Portability and Accountability Act (HIPAA)

Physical Requirements
Job duties require the ability to move, remove, and install objects, occasionally exerting in excess of
100 pounds of force; climb and work on ladders and/or scaffolding; and work with loud, shaking and/or
vibrating equipment.

valid driver’s license and ability to meet regulations for driving a State of WI fleet vehicle
