Mechanic III
Provides personal care and professional excellence by performing a variety of duties in and around the buildings of the hospital complex and “off-site” buildings maintained or owned by the organization.
MAJOR TASKS, DUTIES AND RESPONSIBILITIES 1. Tests, Inspects, and Repairs Electrical equipment, devices, and fixtures by troubleshooting, researching parts, and replacing components such as lamps, switches, motors, controls, circuit breakers, fuses, wiring, conduit, ballasts, and lamps while following safe practices and proper use of PPE. 2. Repairs and maintains Plumbing and associated equipment such as drains lines, supply lines, faucets, shut-off valves, toilets, sinks, shower fixtures, and mixing valves. Uses auguring equipment to clear lines following safe practices, infection control, and PPE procedures. 3. Installs, maintains, and repairs doors, frames, hardware, locking mechanisms, access controls, windows and screens, closers and hold open devices, and fire protection devices on building doorways. 4. On a routine and scheduled basis performs Planned Maintenance on assigned equipment and systems throughout the building keeping accurate and timely documentation for record compliance purposes. 5. May assist with bricklaying and concrete work. 6. May be assigned duties and activities on boilers and steam associated equipment and systems. Performs various water testing routines, steam trap inspections, and equipment checks for safety and operability. Installs, maintains, and repairs heat exchangers, condensate return pumps and systems, associated steam and condensate piping, traps, regulators, humidifiers, and valves. 7. Reads blueprints, Spec Books, and technical documents in order to determine proper repair an replacement parts necessary to perform proper repairs as per manufacturer recommendations. May be required to pick up various supplies, parts and building materials and deliver to appropriate location as required. 8. Follows proper documentation and procedures to perform “Safety Checks” and “Equipment Checks” on various systems in and around the hospital buildings on a regular basis. 9. Inspects, maintains, and repairs various lighting systems and fixtures such as incandescent, fluorescent, LED, Metal Halide, and Mercury Vapor in both low and high voltage applications. 10. Inspects, maintains, and repairs various patient related equipment such as patient beds, stretchers, carts, wheelchairs, intercom, nurse call systems, and performs documented electrical safety testing. 11. Inspects, maintains, and repairs mechanical systems and equipment such as HVAC, refrigeration, air handlers, VAV and CVB boxes and controls, pumps, exhaust fans, temperature controls, building automation systems, pneumatic and electric controls, damper motors, louvers, valves, piping, and insulation following proper safety procedures and Lockout – Tagout processes. 12. Effectively maintains a clean and orderly work and shop area properly storing supplies and tools by the end of each work day. 13. Inspects, maintains, and repairs various types of kitchen appliances and equipment such as walk-in coolers, ice machines, electric and gas ranges, refrigerators, hoods, warmers, food carts, and portable equipment. 14. Removes snow and applies ice melting compound to drives, sidewalks, and parking areas making sure all fire exits are clear for evacuation. 15. Inspects, maintains, and repairs various building finish systems such as windows, roof membranes, drywall, metal studs, flooring, ceiling tile and grid systems, glass, handrails and bumper guards, cove base, wood and Formica finishes, decorations, pictures, shelving, and furniture. 16. Responds to everyday calls, emergency call-ins, and observes the posted “On Call” schedule as assigned. 17. Provides proper customer service with timely responses, coordinating with customers on scheduling work, providing feedback on delayed repair activities, and keeping management aware of any issues as they develop. 18.
