Real Estate & Title Paralegal - Remote Opportunity with a Leading Resort and Real Estate Company

Are you a detail-oriented paralegal with extensive experience in real estate title work? Do you have a strong understanding of multi-state title laws, real estate transactions, and property conversions? If so, we have an exciting opportunity for you!

Woven Legal is seeking a highly organized and detail-oriented Timeshare Deed Paralegal to assist with a large-scale timeshare deed research and processing project . You will play a crucial role in assisting with title research, property transactions, and legal compliance across multiple states. The work includes researching property records, retrieving and reviewing timeshare deeds, verifying chain of title, identifying liens, and facilitating deed transfers or terminations in compliance with state and county regulations.

The ideal candidate will have experience in real estate law, title research, and property records management , and the ability to manage complex research and reporting in a fast-paced, high-growth remote legal environment.

Key Responsibilities :

Deed Research & Retrieval

Conduct thorough title and property record searches in county recorder databases.
Retrieve and review timeshare deeds, ownership records, and transfer history .
Identify any missing or unrecorded deeds that may impact the ownership chain.
Work with county offices to obtain copies of recorded documents when needed.

Title Verification & Lien Searches

Verify ownership chain and deed validity to ensure a clear title.

Identify and report any liens, mortgages, or encumbrances on the property.

Work closely with legal teams to resolve title disputes or discrepancies .

Deed Transfers & Processing

Prepare, review, and process Warranty Deeds, Quitclaim Deeds, and Deeds in Lieu of Foreclosure .

Ensure that all deeds meet state and county recording requirements .

Work with notaries and e-recording services for document execution.

Submit completed deeds for county recording and tracking progress .

Foreclosure & Cancellation Support

Assist in timeshare foreclosure processing by preparing legal notices and tracking filings.

Facilitate deed-back programs and contract terminations in compliance with state laws.

Ensure compliance with consumer protection laws regarding timeshare deed cancellations.

Document Management & Compliance

Maintain accurate, well-organized records of filed deeds, lien searches, and transaction histories .

Ensure compliance with privacy and data protection laws when handling sensitive ownership records.

Support attorneys and legal teams with research, drafting, and case tracking.

Qualifications & Skills :

Paralegal certification or relevant legal education is preferred.

3 years of experience in real estate law, title research, or property records management .

Strong knowledge of deed recording requirements and title verification .

Familiarity with county recorder databases, online public records, and e-recording services .

Experience working in timeshare, vacation property management, or foreclosure processing is a plus.

Proficiency in legal research, contract review, and lien searches .

Excellent attention to detail, organizational, and analytical skills .

Ability to work independently and manage multiple tasks efficiently.

Strong written and verbal communication skills to interact with legal teams, title companies, and county offices.

Experience with case management software and document tracking tools .
