Job Summary:
An Upstate NY Hotel is looking for Chief Maintenance Engineer. This person will manage the maintenance operations for exterior and interior facilities to guarantee high level of guest service and guest satisfaction as related to maintenance; ensure departmental policies and procedures are adhered to as established by hotel, company, and / or brand standards as well as compliance with local, state, and federal laws and regulations.
Job Tasks / Responsibilities include, but not limited to:
- Assist the General Manager in the preparation of department’s annual budget; continually monitor department’s performance as compared to budget and make necessary adjustments in order to maximize profits.
- Schedule staff according to projected occupancy levels, for the preventive maintenance program, and for anticipated engineering assignments; continually monitor labor costs.
- Supervise maintenance engineers in the completion of tasks related to HVAC, kitchen equipment, pool maintenance, electrical components, plumbing, dry wall repair, and other related maintenance projects;
- Maintain adequate inventory of tools and supplies to ensure maximum employee productivity; conduct scheduled inventory of supplies & equipment per company standard.
- Manage & monitor preventive maintenance program as well as work orders (type, time to respond, etc..) in order to enhance guest satisfaction.
- Communicate with other department heads regarding room availability, out-of-order rooms, status of work orders, scheduled maintenance projects, etc…
- Be creative in regards to energy conservations practices; maintain logs and establish programs that will have an impact on energy costs.
- Maintain security of master keys and the approved sign-out procedure for master keys.
- Manage, oversee, and monitor the quality of services performed by outside contractors in accordance with lease agreements, service contracts, and warranties.
- Responsible for all Human Resource functions for the department – recruiting, interviewing, hiring, training, coaching, counseling, evaluating, terminating – according to company policies and procedures.
- Maintain effective departmental communication as well as recognition programs through the use of stand-up meetings, staff meetings, log books, bulletin boards, hand-outs, flyers, etc…
- Oversee emergency procedures and related emergency equipment in order to comply with federal, state, and local laws as well as ensuring safety of guests and employees.
- When needed, may perform duties of maintenance engineer.
- Be constantly alert of any security and/or safety issues and notify supervisor of any perceived security and/or safety threats.
- Maintain an organized and clean work area; always practice and ensure a safe work environment.
Requirements:
- Prefer three (3) to five (5) plus years of engineering / maintenance experience in a management or chief engineer role in a facility of 100-150 rooms.
- Requires effective and professional verbal and written communication skills with guests, subordinates, vendors, contractors, and other hotel staff.
- Basic knowledge of general business operations – budgeting, forecasting, scheduling, staffing and technical knowledge including refrigeration, plumbing, electrical, boilers / chillers, fan coil units, AHU condensers…
- Requires availability on weekends and / or holidays, possible overtime, and possibly alternating shift work.
- Basic to intermediate computer skills.
- Valid drivers license.
