What are the responsibilities and job description for the Senior Right of Way Specialist position at WSB LLC?
What You Will Do:
As a senior right of way specialist, you would manage projects and conduct acquisition as well as relocation tasks for multiple types of right of way projects.
Services provided on our right of way projects would include project management, meeting clients and design staff, field title investigations, offer presentation and negotiation services. In addition, the person in this position would research property ownership, file set up, notarize documents, drafting conveyance documents and obtain mortgage releases. Relocation tasks will include meeting with displaced property owner and tenants, providing referrals, preparation of relocation claims, and coordination of move estimates and maintenance of the project spreadsheets for our clients.
What You Will Bring:
- Associate’s degree in business, planning, survey, real estate, or a closely related field with ten or more years of right of way related experience; such as, project management, right of way acquisition, relocation, title examination and right of way analysis.
- Knowledge, experience and contacts in right of way work related to Transportation and Utility Projects.
- Skill in conflict resolution including the ability to address difference of opinions or facts and use the most appropriate method to reach an effective solution.
- Ability to work independently, communicate and document effectively, handle large volumes of work.
- Willingness to travel within Minnesota and to out-state projects.
- MnDOT REALMS software experience.
- Minnesota or North Dakota Real Estate License and Public Notary License in MN or ND.
- Additional licenses preferred in WI, ND & SD.
- Acquisition and Relocation experience in Minnesota, Wisconsin, South Dakota and North Dakota.
- Valid driver's license and a clean driving record.
- Knowledge of acquisition and relocation procedures under the Uniform Relocation Act.
- Strong written and verbal communication skills.
- Experience with GIS, Microsoft Office Products and various databases.
Preferred Qualifications:
- IRWA Member
- IRWA SR/WA designation
