The Wurster Construction Project Manager leads projects from start to finish. Our Project Managers lead other members of the project team toward the successful completion of the project. This leadership includes managing the project start-up, contracts, communications and scheduling with subcontractors, project Superintendent and project Owner, budget, close-out, adherence to quality standards and budgetary requirements, mitigate risk, and meet client expectations.
Key Outcomes Expected
Effectively manage the following phases of a contract: pre-bid, award and contract execution, pre-construction, construction, and completion to result in meeting project goals of on-time, quality, and profitability.
Pre-Bid Responsibilities
Take (or assign) complete and accurate meeting minutes of each such meeting, including list of to-dos and deadlines, and ensure timely distribution.
Work collaboratively and effectively with project superintendents, volunteering to help, offering alternative solutions, proactively heading off problems, and communicating openly and often.
Provide courteous, professional services to clients and present a positive image of Wurster Construction.
Participate in Wurster Construction programs and training programs as required.

Pre-Bid Responsibilities
- Collaborate with the Wurster estimators and build and maintain a schedule for subcontractors.
- Create the scopes of work that will be entered into the final proposal and eventual contracts.
- Project interviews.
- Prep for estimates >$250,000.
- Prepare for, attend, and actively participate in the hand-off meeting.
- Ensure schedule includes all critical path items, submittal deadlines, permit process, interior package items, owner furnished items, major subcontractor components, and other critical information.
- Review bids from subcontractors and suppliers that meet the requirements and scope of work, interview and select the subcontractors, notify same, and confirm.
- Review the contracts from the architect, ensure all specifications match the proposal. Issue contracts and purchase orders after the owner contract has been awarded, including specific information reference drawings and specifications to each subcontractor/supplier.
- Produce a final contract for the client/owner that includes all necessary and required exhibits. To be reviewed by President or COO before submitting to owner.
- Schedule and facilitate the kick-off meeting with subcontractors, suppliers, safety consultant and Contractor Administrators.
- Schedule additional meetings as required with the city, municipalities, owners; set expectations.
- Ensure the set-up of the site, including job trailers, temporary utilities, permits, emergency plans, etc.
- Biweekly update of project schedule while maintaining both original master schedule and an expanded (by task) as-built schedule.
- Manage the schedule, subcontractors, and general conditions to meet projected profit goals.
- Schedule and hold regular progress meetings, visit the job sites to physically check on progress.
- Prepare for and actively participate in over/under meetings and complete necessary reports.
- Ensure timecards and phasing is accurate and submitted timely for job costing.
- Proactively issue and document detailed RFI’s and changes to a project, track outstanding RFI’s in the owner/architect/contractor meetings, hold meetings as necessary.
- Process job billings correctly and timely; notify the accounting department of changes in the job budget or contracts due to change orders or other adjustments.
- Post changes to drawings, verify the superintendents have posed changes to their drawings.
- Address any issues that may arise, manage any conflicts that may occur.
- Check the daily reports from the superintendents to ensure daily pictures are posted through project management software.
- Manage financial controls for the project and provide detailed reviews in preparation of monthly “work in progress (WIP)” meetings.
- Monitor, update and direct a project log.
- Complete weekly a safety and quality review form (to be reviewed with project team) all findings.
- Working with the Superintendent, complete the project punch list with predetermined time limit and to the satisfaction of the owner and architect.
- Maintain strict compliance to Wurster quality standards and continuously “punch” the project on each trade.
- Contact utilities to switch over to the owner, remove temporary services and permits, and move equipment.
- Ensure O&M manuals are complete and orderly and will serve as a marketing reminder as to the level of quality delivered by Wurster.
- Complete the Marketing sheet.
- Warranty follow-up.
- Discuss with Superintendent Project Engineer mentoring and training opportunities for the Project Manager to assist and develop on a specific project.

- Sometimes work indoors in an office, or outdoors at a construction site.
- Are often exposed to sounds and noise levels, such as from earth-moving equipment, that are distracting and uncomfortable.
- Wear protective equipment as outlined in the Wurster Safety Manual and/or owner job site requirements while meeting OSHA standards.
- Are exposed to hot or cold temperatures, depending on the weather, as well as sawdust and other material dust particles.
- Are sometimes exposed to hazardous equipment.
- May work in buildings without heating or air conditioning, such as portable trailers or unfinished structures.
- Regularly visits job sites.
- Healthcare projects may be conducted in a controlled medical environment.
- Must be able to work proficiently with computers and other office equipment.
- Must be able to travel between home office and various construction sites.
- Work at times will be on an active construction site that will require walking, bending, stooping, climbing stairs, and lifting up to 25 lbs.
