What are the responsibilities and job description for the Assistant Commercial Superintendent position at Wycoff Development & Construction?
Job Summary
We are seeking a highly skilled and experienced Superintendent to oversee construction projects from inception to completion. The ideal candidate will have a strong background in construction management, with expertise in project scheduling, estimating, and safety compliance. As a Superintendent, you will be responsible for ensuring that projects are completed on time, within budget, and to the highest quality standards while maintaining a safe work environment.
Project Supervision
- Install “Wycoff” sign on all non-Wycoff owned job sites and remove upon project completion.
- Verify that the muster point container with all required signage is dropped and set up.
- Verify that a portable toilet is delivered before the job starts.
- With PM’s approval notify all subs that the job is started and a rough projection when the work will be needed.
- Maintain a daily job site log noting the daily activities and onsite subcontractors or laborers.
- Maintain a completion schedule for each job that you serve as superintendent.
- Any changes to schedule should be discussed with the Project Manager
- Inform the PM immediately of any changes or events that would affect the completion date
- The Project Manager will assist in all scheduling of subcontractors and equipment
- Schedule all necessary inspections with the governing municipality. Ensure all
- inspections are completed on time and any items that are necessary to pass inspection are complete.
- Superintendent must be on site for all inspections or arrange for another
- Wycoff superintendent or PM to be on site in his/her place.
- Meet with the Project Manager and Selections Coordinator regarding selections and details of finishes such as confirm tile and locations, location of privacy/passage hardware, flooring locations and selections, and any other detail pertinent to the project.
- This should be done at least 2 weeks prior to installation.
- The superintendent should meet with the client and Project Manager upon project completion and ensure the client’s satisfaction.
- A final punch list should be made for each job after meeting with the client and it is the superintendent's responsibility to complete the punch list within one week
- The superintendent is responsible for all scheduling and oversight of the project as shown in the schedule supplied by the Project Manager.
- You are required to proactively verify that the subs and suppliers are coming when scheduled by calling two weeks before, 0ne week before, 3 days before and the day before.
- Any discrepancy or additional work not described in the schedule must be approved by the Project Manager before any additional work outside of the original scope can commence.
- All receipts for additional work or materials outside of the original scope should be turned in to the Project Manager within two business days.
- The site should be maintained in a reasonably clean manner.
- Always secure the site from theft
- Manage temporary facilities such as the dumpster/port-a-can
- Make sure all work is done to the quality and expectations of the Company. If this is not done, it is the Superintendent’s responsibility to handle the subcontractors to repair or fix the problem. If unable to resolve any issues with the subcontractor(s), any problem should be forwarded to the Project Manager immediately.
- Review and update plans and specifications with the Project Manager
- Compare the specifications with the plans and bring any questions or concerns to Project
- Manager’s attention within two weeks of receiving the project from the PM.
- Pre-construction meetings with Project Manager, Electrical, HVAC, and Plumbing subcontractor is mandatory prior to starting each job.
- It is the Superintendent's responsibility to forward any change request by the client to the Project Manager
- Meet all required or recommended jobsite precautions such as “One Call” or OSHA. Call into Allie for One Call requests.
- Meet with all utilities in the first week.
- Always maintain a professional and friendly client relationship.
- Attend all scheduled staff meetings with PM’s and other superintendents
- All field issues and questions should be first directed to the Project Manager
- Email Project Manager to order doors, hardware, anchor bolts, and building foundation package
- Check Change Orders weekly
