Summary :
Great Southern Wood Preserving, Incorporated, producer of Yellawood brand is seeking an experienced Maintenance Coordinator. This position is responsible for overseeing all aspects of a property's maintenance, including scheduling and managing repairs, coordinating with outside vendors like plumbers and electricians, performing routine inspections, managing the maintenance budget, and ensuring timely completion of work orders to maintain the property in optimal condition.
Essential Duties and Responsibilities :
- Work Order Management - Receiving and prioritizing maintenance requests from corporate campus building captains or CapEx Department, assigning work orders to in-house maintenance personnel or external contractors, and tracking progress until completion.
- Vendor Management - Assist with identifying and contracting with reliable vendors for various maintenance services like plumbing, electrical, HVAC, and cleaning.
- Preventive Maintenance - Assisting in managing the company's preventative maintenance schedule for building systems and equipment to prevent major issues and extend lifespan.
- Budgeting and Cost Control - Assist with monitoring maintenance expenses, ensuring compliance with allocated budget, and identifying cost-saving opportunities.
- Inspections and Reporting - Assist with conducting regular property inspections to identify potential maintenance issues, documenting findings, and preparing reports for property management.
- Compliance Management - Ensuring adherence to company building standards, safety regulations, and maintenance standards.
- Communication and Coordination - Communicating effectively with tenants, contractors, and internal staff regarding maintenance updates and issues.
- Inventory Management - Assist with maintaining proper inventory of maintenance supplies and equipment, ordering replacements as needed.
- Emergency Response - Assist with managing emergency maintenance situations, coordinating immediate repairs for critical issues.
