Yellowstone Club’s Vertical Development department is currently seeking candidates for a Residential Project Manager. This is a full-time year-round position located in Big Sky, Montana.
The purpose of the Residential Project Manager is to assist in the daily operations of Residential Projects for the Vertical Development department.
Supervisory Responsibilities:
Directly or indirectly supervises employees and/or supervisors; carries out supervisory responsibilities in accordance with the Club’s policies, procedures and applicable laws; responsibilities include but are not limited to: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Master’s Degree in Construction or Civil Engineering.

Strong computer skills and be able to use applicable construction management software.
Language Ability

- Collaborate with design professionals, contractors, and owners to coordinate the construction of high quality/high value residential projects
- Manage specified construction work in accordance with engineer/architect’s plans, county/state regulations, and other specifications in all facets of construction. Including: Requests for information, submittals, change orders, inspection, completion and project punch.
- Monitor construction activities to verify schedules and materials.
- Work with Owners and General Contractors to ensure quality, cost and schedule.
- Estimates costs of materials, labor, and use of equipment required to fulfill provisions of contracts.
- Create and communicate change orders to capture additional costs through owner requests and construction/material changes
- Consult with engineering personnel relative to modification of plans & project scope to improve overall project design.
- Study specifications and perform field inspections of construction activity to verify compliance with the contract documents
- Track project cost as related to the general contractor and owner budgets
- Confer with contractors to negotiate terms of contracts.
- Review and verify pay applications and owner draws
- Understand and manage construction budgets between Contractors and Owners
- Order procurement of equipment and materials to be delivered at specified times to conform to work schedules.
- Confer with supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
- Inspect work in progress to ensure that work conforms to specifications and that construction schedules are adhered to.
- Perform all duties and responsibilities in a timely and efficient manner in accordance with established Club policies, procedures, and standards of service to achieve the overall objectives of this position.
