GENERAL FUNCTION:
Under the direction of the Director of Facilities, the Maintenance Technician is responsible for expertise, leadership and resources needed to support maintenance of the branch and campus, its operational programs, and support of planned maintenance activities. The position provides leadership and training of the maintenance and housekeeping teams, and facility services vendors oversight and coordination related to maintenance tasks, as required.

GENERAL QUALIFICATIONS:
- Associate’s degree in a related technical field preferred; minimum 2 years of industry experience with facility repairs, maintenance skills and/or janitorial skills, is preferred and may substitute for associates degree.
- Demonstrable knowledge and experience with maintenance and housekeeping practices.
- Self-disciplined and have strong communication skills, be well organized and be able to respond appropriately in a fast-paced environment.
- Personal leadership abilities: the ability to determine and set priorities, capacity to respond and handle multiple tasks appropriately in a dynamic and fast-paced work environment.
- Microsoft Office applications experience and ability to learn/work in a variety of other computer programs are critical.
- Possess a high level of initiative and proactivity, competency professionalism, a positive attitude and enjoy working in and supporting a strong team environment.
- Obtain CPO certification within the first year of employment.
RESPONSIBILITIES
- Actively place the Mission of the YMCA of Hagerstown into action by fostering positive and productive relationships with staff and members and supporting a broader focus for meeting the strategic objectives of the Association.
- Serve as a leader to ensure the facility is cleaned properly, projects are completed in a timely manner, and that a weekly and annual maintenance schedule is executed effectively.
- Supervise and coordinate all maintenance repairs at the main building and other campuses. Survey campus multiple times daily and addressing needed repairs for safety and aesthetics, while reporting more in-depth requirements to the Director of Facilities.
- Manage vendor repairs, working to ensure timely and quality repairs. Where possible will perform, or will enlist vendor/service providers, as necessary, to properly maintain or repair building systems and related equipment.
- Assist maintenance and housekeeping staff as necessary.
- Provide leadership and timely management of the maintenance work order system.
- Assist with coordination of facility maintenance, including planning and developing preventative maintenance.
- Be available to work off-hour shifts to accommodate work that must be completed at night, oversee vendors as needed and/or support special events
- Maintain a clean, orderly, safe and well-stocked maintenance work area Identifies potential safety hazards, takes necessary steps to reduce risks.
- Maintain up-to-date records of repairs, status of various facility/campus initiatives, warranties and other appropriate operational contact information.
- Coordinate and represent the Y for volunteer facility improvement projects.
- Engage members and staff whenever possible, seeking to develop meaningful, positive, cause driven relationships.
- Other duties and responsibilities assigned by Branch Director and/or Facility Director.
PHYSICAL DEMANDS:
- Will occasionally be required to work form various heights including a mechanical lift, ladders, and rooftops.
- Regularly required to stand, walk, and work with fingers, hands, and arms. Occasionally required to sit, stoop, kneel, crouch or crawl.
- Must be able to consistently lift and move up to 50 pounds and occasionally lift and move up to 100 pounds.
- Specific vision abilities include close vision, distance vision, peripheral vision depth perception and ability to focus.
- Will be occasionally exposed to moving mechanical parts and toxic or caustic chemicals. Noise level is usually moderate. Heat levels will vary depending on the availability of air-conditioning.
